I've only had a couple equestrian listings and buyers seemed to be mostly concerned with the arena, stables and where they were situated on the property. Ease of access for getting a trailer down there or hay delivery was also a concern. These were in neighborhoods (or would that be a "Neigh-borhood"? you know, the sound horses make. LOL!) Bad "dad jokes" aside, these were in neighborhoods designed for horses with horse trails and a central arena.

For the real estate audience segment that wants to horse around (neigh neigh whinny whinny) they are not looking for restrictive zoning locations. They are after communities with other horse lovers, great large animal vets that make farm calls.
Your local communities you serve are taxing individual horses? That is not going to encourage having lots of box and standing stalls filled with horses. Do the neighbors like pasture fields with horses that sometimes get out and leave piles of fertilizer on their front lawn?
If land is scarce or out of this World expensive, your horse buyer will keep looking for areas that offer more space, less or no restrictions to set up their arenas and cavalleti jumps and lunge lines Robin Ragle-Davis . Is there a farrier in the locality if Flicker or Trigger throws a shoe?
Lots of local hay for the three flakes a day? Or trucked in from far away and loaded with golden rod, red osier, burdocks? Cut and bailed wet and moldy is not so tasty for your steed. (Collek cough sound)
These horse and pony hay burners are expensive to keep and require high octane clover and timothy kick up your heels frisky feed.
Not up and down post trotting in time with the right leg diagonal around those figure eights jumping those green hunter courses with donkeys or mules. Trying to not knock rails to the ground. Clearing the jumps with "heels down and toes in" sitting up straight looking through the ears to win the blue ribbon.
If your area is not horse friendly, the colts and fillies, mares and stallions dotting the pasture fields are not going to be well received. How far are you from the showing circuit with the price of fuel pulling those 5th wheel horse trailers?
If you have lots of HOA's that cringe, petition and blame those pleasure horse lovers for all these flies... That have never shoveled manure or done the hay, water and grain ritual.. well now. Good luck in this real estate list twist and sell (repeat) niche.

Jeff did a great job of covering a lot of stuff. I have sold a number of horse properties over the years. One property in particular stood out as my buyers bought 5 acres with all the barns etc and a few years later wanted to purchase the 5 acres next to it to build an arena and a guest house. As it turned out Luke Airforce Base (AZ) had 1/2 of that parcel in a possible outlying crash zone - which I discovered during the process. It was on the very fringe of the crash zone where no permanent buildings could be built. So that was that and we moved on to buy a bigger parcel and they moved.

If they show or have riders come train, they may want an outdoor or accessible bathroom. Also, some will want enough land for trails or access to trails. A fenced field for the horses to be free is usually good as well.

I think a big consideration is how nice the actual home is. I have seen a lot of horse properties that are really nice with regard to the land, structures for horses, etc. but the actual house itself isn't very nice.

Water supply: quality of water and quantity and cost
If in cold area heated spigots. Wash area that drains away from structures and doesn't go near hay storage.
Dry hay storage all year round. Tack room with refrigerator for medicines and lemonade for hot days.
Location: large animal vets nearby, training facilities, room for trailers, zoning allows, culture and friends with horses nearby, sandy loamy soil, acreage, trails nearby, drainage and slope, pasture healthy...
