I typically do not do OHs. I have not found them to be very productive.

I have never really been a fan of open houses and only done them when the sellers insist, haha.

Yep, big time here in Destin, Florida.  I am not sure if they result in the sale of the property but it gives me a different venue to work from and sitting in a multi condo with a beach view does have it's benefits.  

Never was a fan of open houses but for some. like Margaret Rome Baltimore 410-530-2400, they are a very effective tool. 

I stopped doing open houses for safety reasons more than a decade ago. Not starting now.

Shayne Stone, I have never stopped doing my impromptu one-hour open houses. I do them when I already have a scheduled showing on a property, and since I will be at the home, it is perfect for turning the hour into an Open. 

They never left our area Shayne Stone BUT a lot of restrictions have been dropped in the last year. When the whole covid thing started we continued to hold them but everything got sprayed down before and after the showings. I think they also sighed a statement saying they were covid free. None of that exists today.

     Real full motion videos with natural sound. Talk to them, don't read to them. Provide lots of local property and area information. ZRT can't do that but you can as the local inside expert.

     Make every property listing video an "open house" and show them around your home, the yard, the community. Do it the other way around... Deliver to them rather than make the buy have to set up an appointment, wait and wait some more for a chance to see a property one at a time.

Did they ever go away?

Been seeing them more lately in town, they don't work out here but these are agents trying to make their sellers feel they're doing everything.

Nope, did notice one this weekend but that was it. 

For sure around Denver, you see signs all over Saturday and Sunday.

I am seeing more and more around here. 

Yep, I run into many open houses on tour of homes.

What a complete waste of time, but people like to seem busy when they are otherwise not!

Yes, signs all over the place on weekends in my market.  Very competitive.

Open houses have been back for a long time after taking a pause during the early days of the pandemic.

I like opens and support them. Without them, blind offers would take over.

May area as well however I am still not a fan of open houses.

As the market shifts you will see all sorts of things that had gone by the way side.

Yes, they've been happening. Earlier in the summer you could have huge turnouts, resulting in up to 55 offers. Things have slowed down.

In NYC, Sunday open houses weren't just a staple- it was part of a whole social construct. People would go to bunch and then to explore open houses. That has changed since Covid, and while we have been doing open houses since the lockdown ended- it's been open house by appt to keep the amount of people inside the apartment at any specific point limited. I am occassionally seeing some straight open houses, but it's a fraction of what it was. 

Yes.  Some of my listings have been held open quite a lot by area agents.

Open Houses are definitely on the rise and doing what they have always done traditionally.  They are a source of business for those that specialized in holding them.
