Many on this site were negative a couple years ago about this. I have a premium lot in Southern Cal & the negative things have not happened, actually the valuation has risen. Long story short (could write an article)...I had ZERO concerns about it back then and ZERO concerns about it now.
If I had any concerns, I would of sold long ago. I eventually will sell as my California "dream home" will not be happening.

We're experiencing lots being split into smaller lots in older sections of town. For example, Downtown Cary and DT Apex are two hot spots. There are homes on half and one acre lots that are being split into 2-4 lots. The homes they're building are higher priced. I don't love that they're putting homes on such small lots but I understand the need around a downtown area. However, you do have to go through town planning for approval. There are many moving parts that have to happen to make it work.
On another note, I hear the plan is to make DT Raleigh more like Buckhead Atlanta. The article I read mentioned Raleigh as being one of the last medium sized metro areas that still have single family homes. The assumption is that we'll see the single family homes go away and townhomes/condos built in its place. Things are constantly changing.

The interesting thing is, it's all too likely these will become short-term rentals. I agree, the last thing these areas need is more traffic and higher density. There is nothing wrong with a neighborhood or city being "exclusive" and require that people actually have money and good careers to be able to live there. It's what gets people to strive to better themselves... but then again in today's world that's an evil thing...
