When I worked for Pru, we were encouraged to get loan training (this was before license was required for all originators)
I was not comfortable wearing both hats and never did a loan.
My PP Manual strictly prohibits licensees from doing loans.
Terrible idea IMO as well! Double the liability! We have enough.

My loan officer works his tail off. Loans are as tricky, if not more, than real estate. I prefer to focus on one and excel at that, than to split my time between two and "less than excel" at both. Plus, since I now host a networking group where we have lender partners, it could be seen as a conflict of interest there.
I used to kick myself for not getting my MLO, even though I had no plans on using it, simply because it ended up being only two questions on the Broker exam that I most likely got right anyways... not that it mattered. Still would have been an extra renewal and CEs so in the long run not worth it.

I've done a deep dive on this topic over the past few years and can definitely provide clarity & context. There are indeed options to legally split the commissions between NMLS licensed Mortgage Professionals & NMLS licensed Realtors. That said, the lions share of the mortgage-related work should be done by the Mortgage Professional.
My company launched this option a few years ago, and the results have been fairly disappointing. The challenge is that although most Real Estate Agents welcome the additional income, the vast majority have not been overly inspired to go out and get their NMLS license.
Without the NMLS license, the Real Estate Professional CANNOT get paid (this would be a RESPA violation). With the NMLS License, the Real Estate Professional CAN get paid as a Mortgage Originator. When done correctly, this option puts more money in the kitty for the Real Estate Professional (to use as additional income, to bolster their marketing budget, and/or to supply the Buyer/Borrower with credits towards their closing costs).

I have had the experience of a buyer's agent whose husband was the loan officer for the buyer seeming to push the buyer to meets my seller's price in order to preserve the transaction for the agent and loan officer. Double commission for the buyer's team seemed too good to pass up.

Hi Tammy,
I was a Loan Originator while also a Realtor a few years ago. I had no problem because I focused only on Refi's. However, I personally feel it's a little too much for regular transactions. I still believe team work makes the dream work! However to each his/her own!!!
