   Buyers who need financing have a hard time competing.   Yes, every deal is cash when it gets to the Closing table, but a Seller looking at two offers, one is cash and it can close in a week, the other will take time to go through lending, appraisal, underwriting... what is the easy choice to make if the net is the same?

There is a lot of cash out there. Sellers have lots of equity yielding lots of cash. Family money shows up to help young buyers.

But, remember, it is not always cash that wins, it is the amount of cash that makes the difference. Thinking you will get a discount because you have cash may cost you the house you want.

It's always been a lot of cash buyers here. In July on Maui, 37% of home sales were cash, and 48% of condo sales were cash.

I happened to notice quite a few buyers coming in all cash about 18- 24 months ago, which I thought was rather unusual considering how low rates were.

Yes, I'd say the majority of my buyers in the last 3 years have been 15%-60% cash down. Lots of 1031 Exchanges, 401K's, parent gift money and good old fashioned savers.

I have some cash buyers but that has always been the case. For years the interest rates were so low that potential cash buyers would make more by getting a loan and investing their cash. It has changed now. 

Cash buyers can be a bit more picky about things because they think cash has a lot more weight. To the seller, they get their money whether you pay cash or wether you get a loan so other than the appraisal, they really don't care.

Have not seen an increase, but in some areas cash buyers can be a problem for those in need of financing entering the market.

I've definitely seen more cash offers in the last few years but the great majority of offers are still financed (with conventional, significant monies down and no seller concessions being the winning combo).

Commercial, cash (financing has always been higher interest and shorter term). Residential, about 50-50 cash and financed  . . . sellers like all cash and no contributions! 

We've had, for many years, folks from the west coast states cashing out their equity and moving east.

Over half of the sales are cold hard cash. To win the multiple offer big above and beyond, you have to bring cash. Or fold, pull out of the real estate round and round. Wait for small rural low priced market with too little inventory to simmer and cool off Frank Rubi .

Yesterday's ZOOM conversation prompted me to do a little research on my Charlotte area and the data shows that 36.9% of our homebuyers paid in cash this year.

That is actually 1.1% LESS year-over-year for us! No, not significant but, I find it interesting that even when rates were 3-5%, buyers were paying all-cash.

In Manhattan about 65% of condo purchases are all cash, and around 58% of all co-op purchasers are all cash. Townhouses (includes 1 to 4 family homes) aren't tracked because they only represent about 2% of the sales market here.

I've been talking with a buyer that's moving from here to Daniels Island SC. He decided to pay cash for a condo there.  Another buyer is paying cash for a lot. Other buyers are sticking with getting a mortgage.

Lots of cash buyers. Older couples sold their McMansions for a lot of mulah and can afford to buy with cash, ignoring interest rates and inspections. Younger couples have a hard time competing with that.

About 40% of transactions are cash in my market.

I just calculated the cash transactions in 3 cities for the period Aug 1- Aug 16, 2023.

In Tempe approx. 40% are cash transactions, out of 44 closed sales, 17 were cash; in Paradise valley, out of 13 closed transactions, 5 were cash; in Scottsdale, out of 243 closed transactions, 93 were cash.

In additions, quite a few are closing over asking price.

We have lots of cash buyers here.  I don't where it's all coming from, but it's coming.  We've always had the 55+ buyers who have sold homes and come down, but now we have younger ones with cash in 1-2M+ homes.
