None yet. We have no approval for any new rules . . . and there is no consensus in the industry. 

Also smite me ARMS if you gotta but this is an election year and it is a possibility that the 'influencers' may change! We don't know yet.

AND💯 what 🧠 said . . . always changes, some good, some not good, always the result of litigation . . .  when I started listing agreements were ONE PAGE front and back on legal paper. 

This is like the warning at McDonalds that the coffee is hot! And here's another we'd love to see the idiocrats try in our presence while we hold a BBQ lighter, one of those with a long reach!

This lawsuit doesn't look out for buyers. The results doesn't look out for buyers and here is a crazy thought, sellers were once buyers! One  problem is going to be writing a competent purchase agreement that will allow financing of the buyers choice.  For instance under current rules VA buyers can not pay their agents commision.  Google doesn't substitute for a good buyers agent. This could  throw buyers back into a sub-agency position and they are not going to be protected.

None yet, saying that I am getting pumped up for questions about the new world order  I have a listing appt tomorrow with a seller who is already trying to do a FSBO.  He has it listed with a flat fee agency already but is offering 0 to any agents.  It should be interesting to see how much activity he is getting.

As someone who is on the Board of Directors for my local and state association, my concern is that we most likely will not see these rules until mid to late July and will have a mid to late August implementation date (according to NAR's published timeline).  That does not give us any time to get questions answered or work out the bugs, like with open houses.  Our state has a two-page open house agreement, which will become four pages once the mandatory agency disclosure forms are added) that nobody is going to sign to go see the neighbor's home.

There will still be licensees without a clue that are able to survive in this industry. Even with all of this, there is no greater barrier to entry, or some sort of legitimate mentorship for new licensees.

I see references to govenmental involvement in some of the comments.  If Michael is asking about the new rules in July as a result of the Sitzer/Burnett vs. NAR lawsuit settlement, I do not see where the government is involved.

It reminds me of when someone complains about their 1st amendment right to free speech being violated when they are asked to be quiet. Unless it is the government telling them to shut up, the 1st amendment doesn't apply.

No concerns. Nothing has changed yet. If it does, sellers will still offer commission if they want to sell. From what I've seen so far, the only change will be is how listing agents tell buyer agents what the commission is being offered.

1) It will hurt FHA, VA, and first time home buyers by either keeping them from being able to purchase a home or forcing them to move forward without representation.

2) The madness surrounding the news reports.

3) The additional time and steps it will take to confirm compensation.

4) The issues we may have as listing agents when it comes to dealing with unrepresented buyers and or unrepresented sellers as buyers agents.
