My guess would be that they think they are positioning themselves as an expert and for attention. I have often wondered why when someone posts a blog or Q about real estate that people who are not in real estate feel compelled to respond. Best to stay in your own lane.

Some RE issues are generic and I might offer an opinion if a generic question was posed. I stay in my "lane" and don't give opinions regarding California markets in which I do not work...not to mention other markets in other states. 

While licensed, we also do layman things too...

Real estate differs so much from state to state, I wouldn't even try.

when asked a question I generally qualify my answer to "in Georgia".  That being said I have been a traffic accident investigator in several states.

They have a megaphone. They learn it from the media where in 12 seconds the real estate market EVERYWHERE is covered in one size fits all pearly white smile sound bite.

The only benefit would to get their name out in another market maybe in hopes that those that see it might have family or friends in his/her market otherwise I don't think there would be any benefit for them. Some people are know it alls and have to comment on anything and everything.

I don't give advice outside of my market, Michael. I don't remember coming across agents who did so. Doing so opens up way too much liability. If I'm asked a generic real estate question, I'm happy to provide an opinion, but even then I qualify my answer by saying it could be different in their market.

Not a clue.  I don't even offer advice on counties one or two away from me!

I have  never had a problem with advice from others who are trying to help. All of us know that we must comply with state and local laws and regulations.

We can talk about general trends across the nation, but what is happening in a specific market?  I would always go to the professionals who work in that area.

I refer  my business out and do not become licensed in a state where I do not know the local area - I feel it is best to refer it to an agent who knows the area- I stay where I know my business, Local  as Candice A. Donofrio says

I have answered general real estate questions in many other states and alway explained that they need to consult a local proffessional for specific information and advice.  Opinion stated as so is not unethical.

I'd guess that they are hoping to attract business from people that might move into their market. But just a guess.

Depends on the question.  There is a national portion to real estate tests you know.
