A tear down speaks to developers, contractors and do it yourself-ers with an occasional flipper who knows what they are doing & can do it. I have remodeled, built new & managed. Its not for everyone. The main factor that your question asks? THE MATH! If the city, fees, & market plus know-how doesn't add up, stay away...pass & dream on. Here's another point worth considering too i.e. there is a buyer for everything. Time & money interfere

It takes a special kind of investor for that. Most flippers won't touch a tear down, too much work and they take too long. I do know of one out here who would do that, but it depends greatly on the location. We had an off-market land deal that we referred to him earlier this year, but he passed on the location.

I recently had a discussion with a realtor friend who ran a similar scenario by me and those are some of the comments I shared in hopes of turning a negative view point into a positive one.
What you see as uck others might see as $$$$ signs. It's all a matter of perspective and presentation.
Location is in your/their favor but before listing/selling need to research code requirements in that city. I have seen older homes and commercial buildings leveled and rebuilt because the cost to rehab and bring it up to code would be prohibitive so it was cheaper to demo and rebuild.
A total tear down may not be needed if the exterior is in decent shape (not stick built, meets code, etc). and may be cheaper and easier to do a partial teardown and gut interior then remodel vs new built.
As an aside, if it is a true tear down, consult your local fire department before demo. They love to use abandoned homes/buildings to train and hone their skills so there's that also.

Depends. Make sure you can build again after tear down. Some places will not issue building permits for new construction. But they will issue permits for remodeling or additions, and sometimes require a certain % of old structure remain standing and be incorporated into the new construction.
