In 25 years I have seen only a handful of FSBOs succeed.
We know the national stats send them back our way in large numbers.
I say do you, if you are smarter than me, you don't need me. 

FSBOs who tick off all the boxes you laid out are NOT my demo.

I do not currently see a lot of FSBO's, either at my Florida home, or at my South Carolina home.  A few here, a few there.

 

As far as FSBO sellers being generally unqualified, possibly in over their head, I would say "Yes" to most, but I cannot make a carte blanche statement that all FSBO's are out of their league.   

 

 I know several investors, dealers, others who know more about real estate than 80% of the local Board of Realtors members.  They regularly buy or sell properties.   They are familiar with the standard forms, they know the Players who are involved in the sale (lenders, inspectors, surveyors, title attorneys, et al).

I think the main thing some fsbo's miss out on it the competition that could increase the sale price significantly, and many agents with qualified buyers will pass on fsbo's. But on the other hand, most fsbo's have a good idea of what their property is worth, and have handled their own sales more than once without any problem. Many know an agent, settlement attorney, and loan officer that they can consult.

Have not seen FSBO activity in my area. I have pondered the thought-process of a FSBO. They are either successful people, intelligent & approach the subject as they do other things in their life i.e. to solve problems & create results OR they don't want to share or part with tens of thousands of dollars to another that they believe belongs to them. Then, of course is ignorance which they either wake-up, ask for help or they don't. It is interesting to note that agents hire agents to sell or buy properties. Why is a great discussion to have with a FSBO & NON-FSBO

We don't have a lot of FSBOs in the Charlotte area. I'd like to think they're wise enough to know that competition is something we are FAR better at than they are! 

As with agents who don't know how to price, put Disclosures in MLS, etc., FSBOs know how to put signs in the yard, over-price and over-sell the features in their homes. That's IT!

I learned in law school that "an attorney that represents himself has a fool for a client" and applied it across other professions. As a managing broker I have mentored many agents over the years and always used one in any of my transactions.

Seems people dont know enough to know what they dont know.

Happens in all areas, you would be surprised to learn how many thousands of dollars are lost be landowners who fail to spend money to get a forester to help them sell timber.
