Mine are consistent with professional writing and photography + all the bells and whistles,  but...

In 25 years I've never seen any MLS report that instantly brings a particular agent to mind. I've seen hundreds that make me think "how did this amateur get this listing?" or "those poor sellers." But our MLS is so regulated it's hard to stand out at a glance. And few agents dive into to the weeds and read evidenced by the 100 questions I get to which I answer "it's in the MLS".

You will never see a windshield or a rear view mirror in our forestland photos. Those are about as useful as a picture from the street of a house taken from the driver seat of the agents car.

Important to get out INTO the forest, away from the edge micro-climate that generates a totally different type of habitat and timber than the interior forest.

The educated buyer wants to know before leaving their desk what is really in the forest, photos from every sample plot, every corner of the forest.  Something you will never get from a lazy agent that takes a picture from the driver seat of their truck, and maybe throws in a few drone shots of the subject property and some of the neighbors property, leaving the buyer uncertain of what they are looking at.

Buyers want to see evidence of value,  evidence of habitation from various wildlife species, and evidence of the types of timber on the property.  Is it Veneer, Sawtimber, Pulp, Saplings, Seedlings, or just brush?  or maybe just swamp?

Detailed aerial photos showing where each type of timber and habitat are located, along with acreage of each are important when determining the comparative value of properties.

Good to know the answers to these questions before scheduling a long distance trip to the property.

My signature is planting the Apple sign which reflects like a stop sign in the dark. Proper signage is important. In the MLS  directions I always end with look for the Mackintosh Apple sign.

No. To many personalities out there and everything is pretty uniform as dictated by our MLS.

When it comes to comments on AR I can easily tell because in the comment is often a big honking self promotional picture added or a canned comment.

Before the Board started making some rules about photography, there was an agent or two I could tell immediately who the agent was. The new rules have eliminated a bunch of that, for a reasonable purpose/reason.

HA yeah, many of the agents are functionally illiterate "Home recently remolded" or predictable in their verbiage (one agent's every listing is 'well appointed' LOL) AND the SUPER LONG TLDR blablabla . . . 
I want to see short, strong sentences. Leave all the flowery words for your romance novel.

Professional photos does it for me. Then, marketing expertise. THINK: freeway billboards. They have to make a point in 1-2 seconds. Same with business card or first impression. "Bait" choice remains paramount to success

There are certain communities that a great agent dominates and I can often guess who has those listings.  I don't really think the listing presentation wins the listing, personality and confidence usually dicate the winner of that listing.  We all use about the same information.

Yes generally I can tell who the LA is, especially in my area.  There are some top notch LA's but holy smokes there are still some (more than would  think in 1M+ homes) that present their homes......well, you get the picture. It doesn't surprise me one tiny bit any more after all these years.  Let's just say I know who to hire and who not to hire - in the future.
