The market you're advertising to greatly influences the value add of a property. Furnished homes tend to perform well in the vacation home and short-term rental markets—I've successfully sold several myself. If a buyer isn’t interested in the furnishings, it's easy enough to remove them.

 

For example, I bought my last home fully furnished and still use about 60% of what was left behind because it was exceptionally high-end and much nicer than our own belongings! I inherited a leather couch, a leather easy chair with an ottoman, beautiful mirrors, and stylish mission-style furniture—such a sweet deal!

Interestingly, I secured the house with an offer that wasn't the highest. I simply told the owner to leave everything they didn't want to move: bar stools, pictures, and even the 409 cleaner under the sink! He was so relieved that he accepted my offer - that was value added for all parties!

It makes sense in the vacation market segment, as buyers usually want to hit the ground running and not be bothered with shopping for furnishings.  Here in HI you'll see it a lot.

It absolutely depends, Peter! It's like dating apps - if the buyer wants to move into a fully-furnished home, they swipe right with pleasure! LOL

I have one now that the seller HOPES they have a buyer who wants to buy her home with all of the furnishings. It's SO much easier to move without furniture!!

It depends for sure. I'd say homes that are staged make the biggest statement to buyers as it shows the lifestyle of the home and then it's removed before closing!

Makes it much harder to sell a home... unless maybe you are in a second home market or a pied-a-terre market where people like the convenience of having it furnished (so long as the furnishings are to their tasted). In this case, one size does not fit all... so many variables such as location, buyer, use of property, etc.

I have a home pending now where the sellers are not able to take all their furnishings with them, so there will be some personal property dickering in the next couple of months before they move.  In s a normal sale in Denver, furnishings are not considered.

It doesn't add value to the home itself, but prospective buyers will often see it as a benefit and be willing to pay more for a home, which in the end would then add value, haha.

In retirement and vacation markets it has advantages for many buyers. In more traditional markets not so much. Some areas have "corporate condominiums" that are fully furnished for executives that are subject to relocation very few years with a buyout provision be the corporation.

There is a category that furnished homes belong to similar to people who won't buy Real Estate because they have plans in less than five years to move on so renting makes more sense. Same with a furnished home. NOTE: The furniture must be in pristine condition, or it becomes a large take-away on the renting process. There is a market for everything btw...

Depends on what the home is for. Out here people will buy furnished homes if they're nicely done, as a vacation or second home. If it's going to be their primary, they probably have their own furniture and don't want anybody else's. We as agents have to remember that we're not furniture salesman, LOL also the lenders don't want to see monetary value assigned to personal property.

     The buyer is first time or relocating, making a huge move cross country. That furnished home is a plus for very different reasons. Are all the appliances harvest gold or stainless steel? Depends on the "contents" if perceived trash or treasure. 

     If the seller bought a new couch every 12 years, pushed the old one deeper in the living room that now has four of them. Whoa, house needs an enema.

     But removing all the furniture if no new paint going to be splashed on the walls. Just shows the outline on the wall where all those couches were parked. The wear pattern on the rug around the coffee table and all those spilled drinks become stark naked obvious when no sticks of furniture to hide them. 

     Price conquers all Peter Mohylsky, The house that smells like cat pee, coffee and cigarettes with or without furniture that radiates those sweet smells will head to closing quickly with attractive pricing.

For rentals turn key is great. We bought our place in Palm Springs turn key and donated everything except the second bedroom furniture. We bought it site unseen looked fantastic in the pictures, not so much in real life!! 

I think it would depend on the home and the furniture if it was to be the primary residence. I wouldn't think it would be added value for a primary home. Unless maybe it was a first home and the person/couple didn't have anything.

It depends.  We sell a lot of second homes and a lot of the time they are furnished.  Occasionally like a current one we had to get it "unfurnished" by donating everything because the buyers didn't want it as it will be a primary home, not a second home.  Thankfully we have people for that.

If the furniture is good, then it could be.  I don't know how many people are interested in buying a furnished house, but we've come close to selling a home furnished this year.  It was an Air B&B that we sold off and one of the potential buyers were looking at it as a second home and the furniture would have been useful.

Furnishings add headaches unless all the furnishings are included in the price and not priced as someone went to the furniture showroom to decorate the house.

Yes...it depends.

It does not happen often except in the case of vacation homes where a seller might not want the furniture any longer or have nowhere to put it once the house sells.

I have experienced select pieces being offered by the seller both free and for cash.

Appliances are often included in a sale, why not furniture.

The appraiser needs to deal with the value issue of the home excluding the furniture if the furniture might have significant value.

My in-laws purchased a furnished model home some years ago and felt they saved money on all the bells and whistles that were included, so it worked for them. Generally, I think buyers prefer to furnish their own, unless it's a short-term vacation or sabbatical-type rental.

I look at buying a house fully funished as telling the buyer you need to clear out the house when you take over.  It's a value subtracted feature to me.

It probably depends on the area. I would think vacation and college rentals would be a value add. Others probably not so much. And, there's the issue of the bank financing and appraisals.

If the furniture is updated and shows off the home is a positively way, possibly, especially if it will be a 2nd home or vacation rental but if old and is mis-matched, then no. Get it hauled out!

When it is tastefully furnished~ it is an added bonus and usually buyers like it. I had few buyers who purchased some staged furniture. However, if the decor  is severely outdated and to be honest: scary looking and smelling~  and I've been to a lot of those......please,  keep the house empty and do open those windows .
