The Importance of Pricing Your Home Right When SellingIn the world of real estate, setting the right price for your home when it hits the market is crucial. Homeowners often fall into the trap of overpricing their homes, driven by the sentimental value attached or a misinterpretation of the current market conditions.  This miscalculation can lead to a stale listing, missed opportunities, and even financial losses in the long run. Working with a real estate agent to price your home according to the market rather than personal expectations is fundamental for several reasons.Quick SaleThe first few weeks after listing are pivotal. A home priced right will attract more potential buyers, increasing the chances of a quick sale. Overpriced homes tend to linger on the market, leading buyers to ...

Did you purchase a home recently in Texas? If you have, I bet your real estate agent has been stressing the importance of applying for a homestead exemption on your new place. It's one of those things that can really make a difference in how much you pay in property taxes each year, so it's definitely worth understanding all the ins and outs. In this blog, I'll answer some of the most commonly asked questions about residence homestead exemptions and walk you through the steps on how to apply for one. What is a homestead exemption?A homestead exemption is a tax break applied to your primary residence. It removes part of your home’s value from taxation, ultimately lowering your property taxes. The exemption stays in effect for as long as you own the property as your principal residence. Th...

A few years back, I was selected to list a home. However, the seller had a relative who used to be an agent and wanted to meet me. I had to go through another interview with the seller's relative, a retired and pessimistic agent who had worked in another state ten years ago. During the interview, the former agent said nothing has changed in real estate over the past 30 years except for technology. Anyone can sell a house in this market by putting it on the MLS and waiting for competing offers. When informed that I needed to share all information and negotiations with the pessimistic retired agent, I declined the listing and wished the seller well. I will share the outcome of the sale one day, but it was not in the owner's best interest.  Here is a list of situations to illustrate that r...

Houston's single-family housing market has experienced its share of ups and downs. After a scorching hot streak, the market dipped in 2023, mirroring a nationwide trend influenced by economic uncertainty and rising interest rates. However, as we navigate the first quarter of 2024, whispers of a potential rebound are starting to take hold. While the Houston Association of Realtors' December market update painted a picture of a sluggish market in 2023, with single-family home sales dropping 12% year-over-year, it's important to consider the context. The previous two years saw an unprecedented surge in demand, fueled by historically low-interest rates and a competitive seller's market. A correction was inevitable, and the current market reflects a return to a more balanced state. This balan...

I belong to our ward’s “Literary Cluster Club”. We do book reviews of a different book each month. Each person gets a turn hosting the meeting at their home or somewhere else. This month, we went to the BYU (Brigham Young University) Museum of Art. One of the perks of this museum is there is no entrance fee. Museums have become so expensive to visit these days. It was refreshing to go in without having to pay a fee. The exhibits change from month to month. Some exhibits stay longer than others. The following art exhibits were open when we visited:   Maynard Dixon: Searching for a Home Of Souls and Sacraments I will do a deep dive into each of these exhibits further in this article, so keep reading :).      In Florida, where is the safest location to dodge hurricanes?       Depending on who you ask, people are undoubtedly inquiring and searching online. And with good cause.     According to NOAA, there are over seven hurricanes that hit the US on average every four years, and roughly three significant storms that make landfall every five years.Florida is the epicenter of 40% of all US hurricanes.  Sixty percent of significant hurricanes make landfall in Texas or Florida. Any hurricane with maximum sustained winds of at least 111 mph that is Category 3 or above is considered a major storm.     In summary, while no area in Florida is completely protected from storms, some areas are thought to be "safer" than others. Which areas of Florida have been affected by hurricanes and tropical st...

Of course, everyone has a bad day now and then.Today I am having a good day. That is/has been a rarity over the last year due to a couple of health issues. I'm not looking for an out pouring of sympathy, I just wanted to take a moment to explain my sporadic posting lately. If you are a person of faith you surly know the saying that when you are feeling down just count your blessings one by one. It works! It's also a great song.Despite the physical pain I have been going through the last year when I start counting my blessings I see many wonderful things going on in my life. I am very eager to tell you about them and I will over the next week with no complaining... even if I have to write from this bed. Wishing you all a wonderful Easter week.
