What's exciting about that for the owners is the lease has been extended for another 65 years. They did not have to turn over the keys and walk away, which could have been the worse case scenario, when owning leasehold property in Hawaii. What's awesome about Sans Souci now is these owners have a chance to renew their lease for another 65 years. This creates some instant equity, versus not having anything left... Read More

It's a tight neighborhood. This was a quality product done by Gentry. This is the very end of Kuanoo Street in Ewa Beach, for those that aren't familiar. Some of the homes do back up to the golf course there in Ewa Beach. It's a hot product, however nobody at this point is looking to sell. But, if you know anyone that does own at Ewa Gentry Cypress Point, we are working with a buyer... Read More

National Margarita Day - February 22 I completely forgot that today was National Margarita Day until I stopped at my favorite Mexican Restaurant, El Salto in Perry Hall on the corner of Ebenezer and Belair Road. My favorite is a Peach Margarita with a salted rim.  It is so good!! But, then again, I like anything peach-flavored.We started going to El Salto when they first opened in Brooklyn Park about 25 years ago and we've made so many friends there and tonight was no exception. The family-owned business now has 3 locations and every time I go I see family there.  Today they had Happy Hour all Day and I ordered my old standby the Jalisco Special. What's your favorite Margarita?

When it comes to navigating the real estate market, there are some key strategies that can make all the difference. Let's dive in and explore a few essential tips for success:First off, let's talk pre-approval versus pre-qualification. If you want to show sellers you mean business, aim for pre-approval. While pre-qualification is a good starting point, it doesn't carry as much weight since it's based solely on your answers to a few questions. Pre-approval, on the other hand, involves verification of all your financial info, giving sellers confidence in your ability to secure financing. Now, onto the age-old dilemma of buying and selling. If you're looking to make a move, it's generally a good idea to sell your current property before diving into a new purchase. Why? Because trying to jug...

Finding a new home is an exciting yet challenging endeavor, especially for pet owners. When you're a small dog owner, your furry friend's needs become a top priority in your search for the perfect property. From ample green spaces to community regulations, there are several key factors to consider to ensure a supportive environment for your pet's well-being.Ample Green SpaceOne of the most important considerations for small dog owners when searching for a pet-friendly property is ample green space. Dogs, regardless of their size, need outdoor areas where they can exercise, play, and relieve themselves. When touring potential properties, pay close attention to the availability and condition of nearby parks, trails, or even fenced-in yards.A property with a fenced-in yard can be a game-ch...

In recent times, a noticeable trend has emerged wherein vacant warehouses in Los Angeles are being repurposed into highly sought-after production spaces. The surge in demand for streaming content, coupled with the considerable expenses associated with leasing major studio lots, has prompted filmmakers to increasingly turn towards industrial facilities to meet their filming needs. However, the process of finding and converting the appropriate warehouse space entails crucial considerations.Key Takeaways: Filming in warehouses presents significant cost savings in comparison to traditional LA studios. Empty industrial spaces can be adapted into versatile production environments. Strategic planning is imperative for executing both cost-effective and high-quality shoots. LA Warehouse And Stud...

Opting OutWhen talking with a client about doing a mortgage preapproval one of the first things we do in today's world is help the client "opt out" of spam to avoid getting their phones and inboxes blown up when their credit is run.For those that don't know, a "trigger lead" occurs when a hard credit inquiry (needed for a mortgage preapproval in many cases and always for mortgage underwriting) is made.  Credit bureaus sell a customer's data to any and everyone buying it, and in today's ultra competitive market, there are a lot of buyers.  You can learn more about trigger leads by clicking here. For most customers, we have internal preventative steps to avoid the bombardment of spam that comes from trigger leads, but sometimes, customers come to us late in the game needing an approval imm...
