Price historyTo look at the history of single-family home sales in Portsmouth, New Hampshire I went back 19 years to get a good timeline of what’s been happening with prices.The chart above represents the median sales price of single-family Portsmouth homes from January 2005 through February 2024.The median price means that half the sales were higher and half were lower. On January 2005 the median price was $330,000. By August 2016 that median had risen to $405,000. There was a peak in June 2018 at $534,903 and a drop by December 2019 to $485,000.Fast forward to February 2024February 2024 is the last full month we have sales data. That median price is $770,359. The number of new listings in Bethesda was up in February!  The spring market had promised to bring more inventory and it seems that it is in fact coming through for us!  There were 106 new listings in February, up an eye popping 79.7% from January's 59 listings and February's 2023 73 listings.  There were 86 new pending homes - up 79.2% from January 2023 and 36.5% from February 2023.  Even closed sales were up 17.8% with 53 properties settling. Good news abounded too for the median sale price which rose to $1,175,000, up 9.3% from January 2024.  The average sale price was $1,125,396, which was a decrease of 3% from January 2023 and 27.1% from January 2024.   If you just consider single family homes, then the median sale price was $1,408,500, which was down from last month's $1,836,609,...

.       We have all been digesting the NAR Lawsuit .We have been instructed that we can not publish that any commission will be Paid to a Buyer Agent .Nor will it be disclosed anywhere in the Listing Info .Does this now mean we must call the Listing Agent to see if there is any Commission for Buyer Agents .If so this must be done in advance of showing toavoid a Code of Ethics Violation, specifically SOP 16-16 . A cooperating Agent can not interfere with the Employment Contract of the Listing Agent.More precisely adding a Contingency to the AOS ,that the transaction is contingent upon Buyer Agentsgetting paid ________% is in fact a Code of Ethics violation ( that has now been placed in writing) .It is obvious that Agents will need direction moving forward about Buyer Agent Compensation !
