It was an evening for ‘comfort’ food and nothing screams comfort more than my MawMaw’s sauces! This one is packed with garlic parmesan flavor that compliments any pasta and/or protein.   MawMaw’s BEST Alfredo Sauce   This Alfredo Sauce is UBER rich & creamy, and not the recipe I typically prepare because of how very rich is it! It was an evening for ‘comfort’ food and nothing screams comfort more than my MawMaw’s sauces! This one is packed with garlic parmesan flavor that compliments any pasta and/or protein. Sometimes it’s best served with bacon bits over some penne pasta as a side. Other times, it’s the perfect sauce to compliment the protein for a main dish. Most often I serve it with a salad but, last night, I was craving broccolini after reading one of Endre Barath, Jr.'s recent di...

If you are a fan of true crime, specifically of serial killers, this is a must-read book for you.Terror in Ypsilanti John Norman Collins Unmasked by Gregory A. Fournier a book review. As a bit of background, I seldom read non-fiction books. That said, this book was gifted to me by one of Diane’s Goodreads online reader friends, a woman who hails from Michigan and who knew that I attended Eastern Michigan University (EMU) for two semesters from 1972-1973.  While I was waiting for my US Citizenship papers and subsequently hearing whether I would be accepted into the U.S. Air Force Academy or the U.S. Military Academy at West Point, I chose to go to EMU on a scholarship and grants rather than hang around my parents' house.  Yes, I was always up for an adventure back then! When I arrived as...

This week the median list price for Chandler, AZ is $607,000 with the market action index hovering around 46. This is an increase over last month's market action index of 45. Inventory has held steady at or around 323.    While the Market Action Index shows some strengthening in the last few weeks, prices have not seemed to move from their plateau. Should the upward trend in sales relative to inventory continue, expect prices to resume an upward climb in tandem with the MAI.    The market is hovering around this plateau. Look for a persistent change in the Market Action Index before we see prices deviate from these levels.      YOUR   Latest activity in the VALLEY of the SUN For ALL your Valley AZ Real Estate Needs PHONE   Bill   at   602-999-0952 Text         Bill   at    602-999-0952...

Real Estate Buyer's Agents: The Art of Asking the Right Questions and LISTENINGIn the world of real estate, every interaction and piece of feedback can be a golden nugget of insight. Take, for example, a recent scenario where the showing feedback from an agent was blunt - "Buyer don’t know what she wants!" Grammar aside, this agent’s statement opens up a valuable conversation about the role of a buyer's agent. The retort from my client was spot on: "Client needs an agent that can ask the right questions to help her find what she wants."Feedback Received on an UBER clean property that shows very nicely... Feedback above sent to my client's daughter in a text (who happened to be with her at the time). Just to be clear, I had just received an Offer on the property and was waiting on feedba...

Charlotte's Myers Park: Snapshot of the Real Estate Market, FEB 2024 🏙️  Daily, we are asked, "So, how's the real estate market doing in Charlotte?"Quite often, we are asked specifically about our well-known, popular, historic communities, including Myers Park.   Myers Park is one of Charlotte's communities that continuously stands the test of time when it comes to housing appreciation. Even as the city endured the days, weeks, months, years of The Great Recession, Myers Park was one of the neighborhoods that didn't feel the depth of depreciation/devaluation that many of the Charlotte neighborhoods experienced.  As we ramp up the 2024 spring market, the Myers Park real estate market shows great demand from both relocation buyers and to those moving within the area. Below is the current ...

February 23, 2024 Well, we are now into 2024 and interest rates have come down from the high of 8%+ in 2023, and now according to https://WWW.NerdWallet.com, 30-year fixed rates w/full doc loans are vacillating in and around 7%-7.9% APR depending on one’s income, credit and debt/income ratios as well as the lender. Fifteen-year rates w/full doc loans are hovering around a low of 6%+ APR.  Many of the expert economists are not 100% confident that they will go down and some even contemplate that they could even still increase, depending on the inflation numbers. One thing is for sure,  our government says inflation has increased and is hovering around 3.9% in February; affected mainly by consumer spending, supply-chain shortages, and I believe even unemployment.  Their numbers don’t con...

Glitches, Goofs, and GotchasEmbracing the Quirks of Modern Life First off I was inspired by a comment made by Michael Jacobs yesterday on his blog about Facebook and social media when he was responding to a comment made by Kat Palmiotti ... Anyway, Michael made the comment... Glitches, goofs and gotcha-like moments seem to exist everywhere these days. Not only on AR, but elsewhere too.   This comment struck a cord with me, and aside from the humor in the comment, I thought this would be a great topic for a blog post.  So here goes.As we all are well aware, we have been dealing with many glitches, and mishaps here in ActiveRain, which are in the process of being handled..... and then Earlier yesterday morning my daughter let me know that her cell phone service was down  she is one of 50,...
