Three weeks from today I will be on the plane to enjoy my retirement in Portugal.    SO, still so fun to see different areas of Portugal I have not seen yet, BUT WILL.To finish my immigration, it could take 3-4 months more after I get into the Country and get to the AIMA office with my attorney.   They keep my passport, so I won't be able to get on a plane anywhere, so will do some road trips around Portugal and see some of these stunning sights in person. This waterfall is located in the Northern Part - Peneda-Geres national park. This is a historical village of Sortelha, which is near the Spanish border a bit Northeast of Lisbon.Getting so close....

When clients ask me how to sell a house successfully in today’s Madison County KY real estate market, I always start with this:Know what can hurt your home’s value before you list it.Whether you’re planning to sell my house in Berea KY or looking at Richmond KY homes, avoiding these common pitfalls can protect your bottom line.1. Deferred Maintenance Sends the Wrong SignalBuyers notice everything. Small issues, like a dripping faucet or worn shingles, can make them assume larger problems exist.Pro tip: Address repairs early or adjust your pricing strategy accordingly.2. Outdated Features Limit Buyer AppealToday’s buyers want move-in ready homes. Outdated kitchens, flooring, or fixtures can reduce perceived value.Pro tip: Focus on cost-effective updates that deliver visual impact without...

Why Decluttering Makes Your Home Look Bigger, Brighter, and More ValuableContent SummaryThis article explains why cleaning and decluttering matter more for real estate photography than most sellers realize. You’ll learn how dust, clutter, and everyday items show up more in photos than in person, how a simple cleaning checklist can boost your home’s online appeal, and how one seller in Lakeville, MA made their home look twice as big by clearing out visual distractions before photo day.IntroductionYour listing only gets a few seconds to make a strong first impression online. Dust, clutter, and random items that feel “normal” in daily life suddenly jump out in photos. Buyers scroll fast, and your home needs to stop them in their tracks. Clean, open spaces help your photos look dependable, ...

Slow Spring Start Creates Real Estate Buyer OpeningsMarch existing-home sales slipped 3.6 percent from February to a seasonally adjusted annual rate of 3.98 million units. This marks a cautious beginning to the spring season despite more homes reaching the market. Median sales price rose modestly to $408,800 while inventory edged higher to 4.1 months of supply. The slowdown appears tied to mortgage rates holding in the low-to-mid 6 percent range and buyers remaining selective. New listings have not surged as strongly as hoped in some regions, yet active inventory has grown enough in many metros to reduce bidding pressure. Homes now sit on the market a few extra days on average compared to peak spring periods in prior years.Families looking to buy gain real advantages in this environment....

Protecting your sale proceeds is just as critical as finding the right replacement property during a 1031 Exchange. To avoid immediate tax liabilities, you must prevent the "constructive receipt" or "actual receipt" of your exchange funds. The safest, most secure way to achieve this compliance is by utilizing a separate, segregated, dual-signature, restricted qualified trust account (QTA) for the net proceeds from the sale of your relinquished property. Here is why a QTA is essential for your next transaction: Ensures strict legal separation of your money from a qualified Intermediary’s corporate operating funds and assets. Requires dual-signature approvals from the taxpayer to prevent unauthorized transfers and misappropriation of the 1031 funds. Provides clear regulatory compliance and ...

Home security systems are not what they used to be. As technology advances, so have the security systems, and they can do more for you than their predecessors ever could. Even so, a smart home security system is a large investment, and often comes with a decent learning curve. This may deter some from investing in one, but the benefits severely outweigh the cost and learning curve that you’ll experience.Deters CriminalsThe mere existence of a home security system is often enough to deter criminals from attempting to break into your home. Visible outdoor cameras, motion sensors, and loud alarms both allow you to protect your home’s perimeter and serve as a warning for potential intruders who are scoping out your home as their next target. They are going to focus on homes that have no sec...

Due Diligence Checklist: What to Confirm Before You Close Buying land isn’t like buying a house. There’s no kitchen to inspect. No roof to evaluate. No obvious signs telling you what works—and what doesn’t. That’s why due diligence matters. Because with land, what you don’t check upfront is what comes back to cost you later. Here’s a simple checklist I come back to on every deal: 1. Driveway AccessWhere is it going—and can it actually be approved?Sight distance, road type, and location all matter. 2. Septic FeasibilityCan the property support a septic system?A failed perc test can stop everything before it starts. 3. Wetlands & Environmental ConstraintsAre there wetlands on the property—and do they impact access or the building area? 4. Zoning & SetbacksWhat are you allowed to build—and w...

A double yellow line in a residential area is more meaningful than most buyers realize, and it’s absolutely something to factor into your decision, especially if you have children, pets, or concerns about traffic flow.A double yellow line simply means no passing in either direction. It does not automatically mean the road is a highway or that the speed limit is high. However, towns typically paint double yellow lines on roads that are: Busier than a typical neighborhood street Used as a cut‑through or connector road Wide enough for two‑way traffic but not safe for passing So while it doesn’t guarantee heavy traffic, it usually signals consistent daily volume, including delivery trucks, commuters, and school buses. For homebuyers, the significance is practical: Noise: More cars mean more ...

The Evolution of Institutional Homebuilding Strategic Analysis of Lennar’s "Land-Light" Manufacturing Model and PSPR Partnership at the North Forum Reserve in Lee County, Florida.  The Macro Strategy: From Speculator to Manufacturer Historically, national homebuilders operated as high-stakes land speculators—buying raw acreage, carrying massive debt on their balance sheets, and hoping market appreciation outpaced interest costs.  The objective is to transform the company into a pure manufacturing entity. By decoupling land ownership from vertical construction, Lennar achieves: Capital Efficiency: Billions in land-holding costs are removed from the balance sheet, significantly improving Return on Equity (ROE) and Return on Inventory (ROI). Risk Hedging: By utilizing third-party "land ba...

Real Deal Stories: When Access Made or Broke the Deal You can learn a lot from theory. But in land, the real lessons come from what actually happens in the field. I’ve seen deals that looked perfect on paper—great location, strong pricing, plenty of interest—fall apart for one simple reason: Access didn’t work. One property had everything going for it. Large parcel, good frontage, solid comps. The buyer was ready to move forward. Then we walked it. Every potential driveway location failed sight distance. Curves in the road made it unsafe to pull out. What looked like an easy approval turned into a dead end. Deal over. Another one had a beautiful building site tucked deep into the property. Private, elevated, exactly what the buyer wanted. There was just one problem— Wetlands sat between...

Tido used to be solid brown with no gray on his dome or muzzle, but he's a senior Chihuahua now.  He sees well, but I think he wonders why we keep moving our lips and not saying anything!Tido aka Burrito Boy was our 2nd Chihuahua adoption.  We don't know his full history, but let's just say he wasn't overly trusting when he first joined our pack, especially of me   We assume some bad history with a male in his past, and that transferred to me.  While he never broke skin, I got a few nips until he learned that he could trust me.Flash forward and Tido loves to have me pick him up and carry him around (so this is what it's like to be TALL??), and when it's bedtime he sprints down the hall to the bedroom and bolts into his furry dogloo.  He's the alpha male of the dog pack, no matter how ma...
