I was just looking at our HOUSING market, which is starting to pick up to say the least.  I figure for someone looking for a home AIRDRIE offers up some pretty sweet deals. If you're looking for "NEW" and can afford to wait 8 to 10 months - $209,900 gets you a townhouse with some awesome upgrades. Another potential are a some homes around 1500 to 1700 square feet nestled in around the $349,000 range.  They have an attached garage, plus some have a finished basement too!!  If you can wait and build, there is an area in Airdre- that start at $330,000 for a two storey 1450 sq.ft. home with garage.  An elementary school nearby with easy access to the city or stoney trail. Big or Small homes - Airdrie has it all.   Lets Chat and make your New Beginnings Happen. It pays to shop local and the ...

Lets start thinking about waste in a different way.   How about we think of waste as a resource something that can fuel our economy.    Maybe that aluminum can will become part of a power supply to power our laptop computer or maybe that old apple can turn into energy as it biodegrades.  Putting the four R's (Reduce, Recycle and Recover) this resource into action is what waste management is all about. This generation has largely embraced the principles of recycling and Airdrie , Alberta is on-board with this generation. The City of Airdrie has made some major in-roads to making our the City of Airdrie Green.  It would be nice if everything we throw out could be recycled, but it is not possible at this time.  Some materials do not have an established market, a process to deal with mate...

In Carstairs - Just about 25 minutes north of Calgary - This coming Thursday - January 28th - a bunch of Realtors from different offices are getting together to view homes in the Town of CARSTAIRS.  To promote each others listings and perhaps spark on a buyer from seeing what this town has to offer. Rural communities sometimes don't receive all the glitz and glamour of big city marketing or the accessibility of Caravan Tours on a weekly basis.  I wonder what smaller town brokerages do, to draw attention to their listings.  Its easy to hit all the mainstream media in larger cities.  BUT what about the smaller towns and communities.  Living in Airdrie - now just minutes away from Calgary - we now have a population of 40,000 - still small by some peoples standards, I'm sure.  BUT since I'...

It wasn't all doom and gloom at the Calgary Real Estate Board Conference yesterday in downtown Calgary.  In fact the prediction is that by the end of 2010 it will have been a fairly good year for Real Estate in Alberta. The biggest impact I heard was on the cities and towns outside of Calgary will see more buyers looking in our area.  Prices are a little lower and people just wanting to get out of the big city rat race. Prices will increase slightly, and interest rates are to stay the same for a little longer.  Most of the economists are watching the oil & gas prices and employment numbers.  This will continue to be the part of what happens in our Real Estate Market. Overall not a doom and gloom picture.  First Time Home Buyers are a big chunk of the market, as renters move into the hou...

(Check out Video Below) Airdrie Olympic Torch Relay, was a wonderful event to attend.  We were fortunate to have a nice mild night about -2 Celsius for the event, and it seemed like a very large portion of Airdrie residents were out to see the Torch pass and be passed.  We started our wait for the Torch at East Lake Blvd. and Thorburn drive and slowly moved down toward Genesis Place where the Festivities began at 5 pm with local Alberta Country Singer Corb Lund.       We were fortunate enough to be in a great place to see The Igniting of Daniel Brown's Torch for the last leg of the relay to the stage set-up at Genesis Place.        Daniel travelled down East Lake Blvd in his wheel chair to the Airdrie Genesis Place parking lot to join the throngs of Airdronians awaiting his arrival with...

One has to laugh to keep our heads on straight in our industry.  The situations we encounter some days can be boring - BUT then something happens that just either makes you scratch your head or just make you laugh. I ran into a situation that well, honestly I wanted to cry but just had to laugh.  I was showing a house, and they had pets.  Well we ended up as you guessed already being greeted with a surprise in the finished family room downstairs.  Doggy doo on the floor, unfortunately the placement wasn't great - AT THE BOTTOM of the stairs in a poorly lit stairwell.  My buyer stepped right into the present from Fido. Quickly to action, paper towels and a rinse of a foot and sock.  Good grief.    My buyers wasn't thrilled of course, but had to laugh at the end of the incident. We left ...

I've heard it said time and time again in the last few weeks.  The Bottom has been reached on home prices in Airdrie and Calgary.  If buyers are still waiting for prices to go down you're too late! I think there is some merit here.  In a recent visit to a New Home Builder they have already increased their prices by 3%.  Another New Home Builder is looking to increase their prices by $5000.00.  On the pre-owned home front, most sellers I've talked to are waiting for spring to raise the price of their home. SO - with nothing more than what New Home Builders and Sellers are doing - I too believe the bottom has been there and done that.  Investors - First Time Home Buyers - now is the time to jump in and buy what you want.  The price for a home is right.  Our Annual FORECAST BREAKFAST is J...

Airdrie was founded during 1889 the construction of the Calgary and Edmonton Railway, and named for Airdrie, Scotland. Airdrie was a bedroom community for Calgary, a place to shop for (or fill up) cars on the highway north, and industrial centre. Queen Elizabeth 2 Highway  divides the community into two parts, though now 2/3 of the city is on the west side of the highway, 1/3 is on the east side. Airdrie addresses are divided into quadrants (like Calgary), with the more established communities located in he southeast and northeast quadrants. Airdrie lies on a west-facing slope with a view to the foothills and Canadian Rockies. With the const5uction of the Calgary Ring Road's northwest's segment, Airdrie residents can get to the mountains in under an hour, bypassing Calgary traffic. Sc...

The city of Airdrie, Alberta has continued to grow of the years into the vibrant small city of approx. 38000 that it is today.  Airdrie strives to focus on growth management and is continuing to see strong commercial, industrial and residential development.   The Calgary-Edmonton corridor is strategically located as a commercial corridor which functions as the  distribution hub for western Canada.  The north-south trade corridor has been receiving a lot of attention recently as the Cross Iron Mills mega mall opened in August 2009 , which places Airdrie less than a 5 minute commute away.     The Municipal District of Rocky View has also added 2,500 acres to the southeastern end of its commercial and industrial project located east of the Queen Elizabeth II highway. These additional acr...

OK, so I found a new site for me at least - and made an AVATAR of myself.  Haven't seen the movie and well I didn't make myself blue. Couldn't get the hair exactly right - and well guess that's the point.  Like those Windows Commercials, the computer people see themselves completely different.  ( took me a few times to see this, as I don't pay too much attention to commercials) So I guess we can be whoever we want as an Avatar.  Warrior Goddess who Slays listings with multiple buyers!!! What did you think of the MOVIE?  3 hours and 3 D.  Guess I should join the masses and go see it.

Bet you thought this was an entirely different subject?   Well, I'm starting to get more seed catalogs - and I want to get my hands dirty.  OK, I am an avid gardener.  My back yard is my little piece of heaven away from all the stresses of Real Estate.   This is where I enjoy a morning coffee or wine in the afternoon!!! Part of not only staging a home and making it appeal to the buyer.  So, in fact does curb appeal and back yard appeal.  (something I think about not only for myself but future sellers) So, I like to get my hands dirty.  I can't wait for the SNOW to be gone.... only a few more months.  FROZEN ALBERTA...  seed catalogs in hand - dreaming of warmer days.

At least once or twice a month, I have someone emailing me or calling me for advice.  The last one was a SOS from a client who was away for Christmas.  Miles away, her current property was being taken care of by a friend while away.  Her FRIEND called saying her furnace was off and the pipes were frozen. WE had a long stretch of very COLD weather.  SO, from some place warm my past client calls me...SOS... Please help.  Well I DID just that.  Called a plumber/heating guy to the RESCUE.  Thank goodness he didn't have full day ahead of him.  (timing was perfect) The house did sustain some damage, probably $2000 worth of repairs.  Could have been worse, I was told. I do enjoy the calls, and emails.  If I can help, find someone to do the job or get information you might need.  I'm here!!  I...
