Our local Chamber of Commerce offers networking events throughout the year.  Offering great opportunity to meet local business owners and potential customers. Our phone's are our lifeline to the outside world, especially in Real Estate. The Alberta Real Estate Association went to bat for us all again, and now managed a great deal for us with a local cell phone provider. After several years with one company, they negotiated a plan that will benefit all of us in the Province of Alberta. I like the fact that in the Fees we pay to belong to our Associations - they do all the wheeling and dealing for us.  The new phone carrier - now understands our business and the services we need.  Don't need to explain any further. So you're out with BUYERS showing them some great properties.  Then they turf you after a weekend. Yes, you have them under "buyer brokerage" everything seemed to be going just fine.  Then they don't return your calls - text or emails. They even left their mortgage person hanging.  What to do?   Another one of my pet peeves.  The general public can treat us like the stuff found on the bottom of your shoe and get away with it. BUT our profession is trashed for not being ethical, professional and well just plain misunderstood. I think we need to educate not only the public that we are HIGHLY Professional and should be treated with respect.  Now I just feel awful - the mortgage person spent sometime with these folks.   I can chaulk it up to time wasted and well I learned something too.  B...

So, from time to time we all get them.  THE SIGN CALL...what do you do? I know the old standard: from days gone by Training 101.  BUT do you have any NEW ideas that turn these sign calls into a good solid lead? With new gadgets of scanning or texting signs - do we miss any of those 1 on 1 - conversations? Recently I attended a seminar - the speaker said - we have to go back to listening and getting face to face with the public again.  (goes against the new wave technology) SO - HOW DO YOU HANDLE SIGN CALLS in 2011?

  REAL ESTATE PHOTOS - just PLAIN BAD. We are suppose to know a little about how to take a photo of a home.  OR perhaps hire a professional if you are totally beyond help. Here are some funny photo's that just make trying to sell a home even harder.  You Think This Guy Could have MADE the Bed?  Shovel anyone? On average I take upwards of 65 photo's per listing. I filter through each one.  Once in a while I even have to go back if the lighting wasn't quite right. It amazes me today with all our technology - that some photo's are just BAD.    Then again, guess it depends on what you're working with from the get go. Funny wonder if these home eventually sold?

      MY COMMUNITY - THE FAIRWAYS I was asked by potential clients the other day - If I lived in Airdrie.  They are looking to deal with a local Real Estate Agent.  It got me thinking - how often to I just assume people in my city of 40,000 know I live, work and pay taxes here. I live in THE FAIRWAYS, in the NW corner of Airdrie. Flanked by our only 18 Hole Golf Course and wonderful Club house with a full service Restaurant (open to the public). What could I possibly mean by that?  Well, what do you do when you shop for fruit?  If you're like most people, you search through the display and you pick out the best fruit - the pieces that are just the right ripeness with the fewest blemishes...  Maybe while you're looking the grocer brings out a new batch, so you're going to stop and look through the new ones before you make your final decision.  And you're probably looking for the best deal too.  Maybe the McIntosh apples are at a lower price than the Spartans this week. Single family homes in our great city range from the mid $200,000 to well over the million dollar mark. Now a majority of our sales occur in the $350,000.00 to $425,000.00 range - with the average sale price closing in around the $370,000.00 price. Our city population of around 40,000 has some luxury homes that one would expect in a more dense population.  We have 4 such million dollar homes with opulent features and surroundings. It's not surprising to know that Divorce and Real Estate go hand in hand. Not an overall good feeling but it seems to be happening more in a downturn economy. Last year a Realtor friend of mine did 6 ends that were all divorce sales. This year I seem to be on the same road, with #3 deal on the way. Looking to build a NEW HOME.   Having over 10 years in NEW HOME sales there is a wide range of opportunity to build a NEW HOME in Airdrie. Buying a home about to get tougher the Canadian government is expected on Monday to introduce new rules aimed at toughening up mortgage lending in an effort to curb further growth in record household debt levels. Mr. Flaherty is expected to lower the maximum amount Canadians can borrow against the value of their homes, to 85% from 90%, and remove federal government backing of home equity lines of credit, or so-called HELOCs. The sources, who spoke on condition of anonymity, add the minimum down payment, at 5%, will remain as is. Further, there will not unveil any plan to target condominium purchases by requiring monthly condo fees be added to the list of expenses that is measured against income to decide whether a buyer can afford a mortgage. In our city builders are using High efficiency Hot Water Tanks.  Mostly gas - which is how we heat our homes.  We have gas fireplaces as well, wood burning has pretty much become so inefficient in new homes. Lately I've run into Hot Water tanks that are electric.  I haven't heard any negative or drawbacks to the way the tank works.  HOWEVER it may cost a little more money to run.  You see Alberta is the land of Oil & Gas, and well we don't run how heating systems on electric heat. Wonder if anyone has an opinion?
