Calgary real estate market, fueled by a combination of favorable factors, continues to show an increase in sales activity by the end of the third quarter of 2012,  despite a steady decline in the number of new listings entering the market. According to the latest regional housing market report released by CREB,  Calgary real estate benefited in 2012 from the improving consumers' confidence in the region, thanks to the province's strong economic growth and the increase in full time employment rates, that were "far outpacing national averages." A recent report released earlier this summer places Calgary at the top of the list globally when it comes to the best returns on real estate investment. The 2012 IPD Global Cities Index that compares property ROI of 60 international cities, revealed that Calgary's returns jumped up in 2012 to reach a whooping 21.6%, compared to 8.7% in 2010! The report, published at a real estate conference in Paris, says that what mostly benefited the city was the energy-driven economic boom in Alberta that led to a the high increase in the office space occupancy in the downtown area; about to reach it's near full capacity by the end of 2012. South Calgary Hospital - Seton Earlier this month, phase one of the new  South Calgary Hospital in Seton has opened its doors for the new patients. This stage includes Diagnostic Imaging and Family Medicine clinics, that will be followed later next year with the operating rooms and in-patients clinics. South Calgary Hospital in Seton will be the largest health facility in Alberta, with an estimated cost of $1.3 billion dollars. It was scheduled to open last spring, but delayed to this fall to ensure that the appropriate staffing was hired to run the facility. The latest report released by Statistics Canada said that the New Housing Price Index in Calgary Metropolitan Area is up by 0.1 % in July 2012 compared to previous month. The Price Index rose by 2.3% in July on a year-over-year basis. Canada's New Housing Price Index increase recorded the same 2.3% in July compared to last year, the highest was in Regina with 4.7%. Toronto and Oshawa were next on top of the list with 4.6% for both of them.  Calgary Metropolitan Area (CMA) was "the top contributor to the advance," , the Calgary Herald said, adding that the higher costs of materials and labour were the main factors behind the increase in prices. Condo buyers are advised to take extra precautions before buying a condo in Calgary. With the light being shed lately on the leaky condos problem in the city, many experts have provided useful insights on the issue, how to solve it and most importantly what buyers should consider before taking the plunge. It is official!! VIP Cinemas are coming to Calgary!! Cineplex Entertainment has announced that the sixth VIP Cinemas in Canada is planned to open in Southeast Calgary in 2014.
