January - June 2012 Auburn Bay Single Family Home sales continue to record strong activity in the first six months of 2012, with 90 sold units compared to 67 over the same period last year, and 43 in 2010. Auburn Bay Single Family Home Sales activity was the highest in May with 21 sold units, a significant increase from the 7 units sold in May 2011. Auburn Bay Average Single Family Home Price for the first half of 2012 reached $454,574 a 6.8% lower than the same period last year. This is mainly due to less high end units sold this year ( only one home sold for over $800,000, compared to three in 2011). Calgary Residential Housing Market is moving towards balance. Total residential sales in Calgary for June 2012 reached 2211, an 8.5% decrease from last month but a 12% increase over June last year. A look at the long term trends will show that the market is moving towards stability backed by strong employment growth and population increase! Single family home sales in Calgary were 1,617 units in June 2012, a slight decline from May this year, but a 16% increase over June last year. The lack of supply,  2372 new listings added in June 2012 compared to 2,706 in May this year, is pushing the buyers to make their decisions quickly when purchasing a home in the city! About 2 or 3 weeks ago, I was at a garage sale in Sundance when I noticed an item, that at the time, caught my eye, but not enough to make the purchase.  It was a set of exercise weights.   They were hexagon style dumbbells ranging from 8 to about 35 pounds -- just right for my work-outs.  Well I walked away never having bought the silly things, and now they’re all I can think of. Anyway, this morning, in lieu of a weight-lifting workout… what with no weights to lift and everything, I decided to head out to do some kayaking on Lake Sundance.  I still had those weights weighing on my mind though, so I decide to take a detour past the house that had hosted the garage sale a few weeks ago… just in case. With the Stampede Parade Day around the corner, and more people are anticipated to attend the celebrations of the 100 anniversary of the greatest outdoor show on earth, the City of Calgary has just released the locations of the reserved viewing zones to accommodate people with mobility challenges! These are areas that are sectioned off with barricades and located on 6 Avenue and 9 Avenue, in the following eight areas: On 6 Avenue at: 1 street S.E., 2 Street S.W., 6 Street S.W. and 9 Street S.W. On 9 Avenue at: Center Street, 2 Street S.W., 6 Street S.W. and 9 Street S.W. City of Calgary has just released it's 2012 Civic Census Summary showing that the city gained 19,658 additional residents who have moved to Calgary between January and April 2012, this is a net immigration level similar to that recorded in 2007, adds the report. Population increase is the fastest in the country with 2%, as another report by RBC Economics says! Not a surprise, since the province is leading the country in most of the economic performance indicators in 2012!  4% of anticipated Real GDP Growth will place Alberta at the top of the list this year, and will tie it up with Saskatchewan in 2013, both with a 3.9% GDP Growth. In Calgary this was reflected as a decrease in the vacant housing units that reached  2.82% in April 2012. 12,616 units are vacant in 2012 compared to 16,180...

As I drove down Heritage Drive and turned the corner onto Fairmount Drive to meet my client to list his condo for sale, I was struck by just how conveniently located it was.  Heritage Drive is a well-used conduit in Calgary that effectively links McLeod Trail, a main North to South artery in Calgary to shopping and restaurants in Deerfoot Meadows, and provides access to Deerfoot Trail.  Exiting the City of Calgary to the North and South of town, Deerfoot Trail becomes Highway #2 or the Queen E II as it’s also known.
