Lethbridge Alberta's Builder Realtor Cooperation Program Session 3 is being held tomorrow at the Italian Canadian Club. We have already discussed new unlisted homes, a two price system, introducing your client to the Builer's sales person on the first visit, commission agreement, custom, spec and presale homes as well as condition removals, the new home warranty and the role of the Realtor as it varies from each Builder.   Tomorrow we will discuss the details of the construction stages, construction terminology and the schematics of the house components.  While I find this a valuable course it is not as practical as it could be.  For example, wouldn't it be nice if when they tell us how involved a Realtor should be with the process of a build, they actually told us each Builder's expect... 05/18/2010

Lethbridge Real Estate - For Sale By Owner   I frequently get asked about homeowners who choose to sell their Lethbridge property 'for sale by owner' or FSBO as some call it.  We have no shortage of companies who promote this idea locally, propertyguys, comfree, housecentral, welist, etc.  I think currently in Lethbridge there are around 6 active for sale by owner real estate companies trying to compete with each other.   These Lethbridge businesses offer you a few services for a flat fee.  Typically they ask for between $300 and $900 for their 'help'.  What do you really get for this money?  Basically for your flat fee they will give you a corrugated plastic sign with their logo on it, a few copies of some blank contracts, and put a picture of your home on their website. Lethbridge Real Estate - Lethbridge Mortgage Rates Here is a heads up to anyone who has been watching Lethbridge interest rates and waiting to make a move.  The bond market went crazy in Canada the past 2 days and by the end of today it will be even crazier.  This is putting huge pressure on interest rates to rise, as the lenders like to maintain a spread between the bond rate and the fixed long term mortgage rates.   Expect to see the 5 year fixed interest rates rise by at least .50% (thats half a percent!) before Monday.  I urge anyone who is sitting on the fence to get off their butts and get their financing or pre-approvals done ASAP!  I even expect that some lenders will jump the gun and raise rates before the close of business today.  Contact your Lethbridge Mortgage Broker today.... 03/05/2010
