The Colony High School Band became a part of history today when they marched down Pennsylvania Avenue in the Inaugural Parade. The students were able to become a part of history through hard work, perseverance and and the great negotiating skills of the band's director, Jamin Burton. The band raised the $67,000 needed for the trip without the help of public funds. The Colony High School Band, which is only five years old, also marched in the 2006 Independence Day Parade in Washington D.C.  The CHS Marching Band has been featured on the Marching.comwebsite. The Colony High School Band is the only marching band in Alaska . Yesterday I looked at the market trends for the Knik-Goose Bay Road area.  You can see that here. Today I have the numbers for Palmer and Wasilla.  The first chart is Wasilla and the second chart is for Palmer. These are based on the specific map areas of Palmer and Wasilla.  You will notice that the Wasilla area has more sales than Palmer.  The reason becomes obvious when you look at the maps, there just are more developments in the Wasilla map area.  The total sales volume is down about 18% from last year and down about 25% from the high in 2006.   However the median sales price is only down about 2% from the high in 2005. John McCain just shocked America by choosing our governor and former Wasilla mayor as his Vice Presidential running mate. All of a sudden, people all over the world are talking about Wasilla.  They are even pronouncing it correctly.  No more Waseea.  Almost everyone I met today is excited about her candidacy.  Most of the people in this area voted for her as governor and still support her.  I think she still has an approval rating in the high 80s. I just read an article by Yale Economics Professor Robert J. Schiller about why we had such a large increase in home prices since 2000.  Basically, he believes it was a self-fulfilling prophecy.  People believed that the prices will go up and so they did.  It was a classic bubble like the bubble in tulip bulbs in Holland centuries ago.Of course, eventually a bubble like that bursts and things come down to a more normal price.  He says that the higher prices are not based on any underlying value, other than the percieved value that someone else may give for the property.  As long as someone else will pay more than the seller's purchase price, the prices continue to increase.Of course there is an underlying value in any house, that is the amount that it would cost to purchase the labor, l...

I drove by a little yellow house off of Lucile Street in Wasilla today.  I took a good look as I went by.  Kids toys were outside in the fenced yard.  The driveway was plowed, the owners were obviously living there.  It made my day!  I thought back to last winter when that family first contacted us. They were being evicted from their rental in Palmer because they had taken in a friends dog while he was on vacation. Pets violated the lease and of course, the landlord stopped by while the dog was outside doing it's business.   It was the middle of winter and they had 55 days to get out of the home.  This was a good sized family, Dad and Mom and four kids.  They did not have a huge income but qualified for a VA loan.  They had always rented but were pretty disgusted at the lack of freedom....
