Pricing Right Is Key To Selling Your Home   When you decide to sell your home, you want the highest possible return from its sale. Determining price is the most critical step in preparing your home for sale in the wiregrass area. Obviously, pricing your property too low won't provide the best return. You are apt to be deluged with lookers and may get many offers, but you could lose thousands of dollars on your family's largest investment. Likewise, pricing a property too high is risky. Homes priced too high miss their target market. Qualified buyers who might find the home just right for their needs won't see your home, or make an offer on it, because it is out of their price range. If they are shown an overpriced home during its early marketing stages and do not buy because it isn't a...

A father watched his young daughter playing in the garden. Tears formed in his eyes as he thought about her seeing the wonders of nature through such innocent eyes. Suddenly she just stopped and stared at the ground.     He noticed she was looking at two spiders mating. 'Daddy, what are those two spiders doing?' she asked. 'They're mating,' her father replied. 'What do you call the spider on top?' she asked. 'That's a Daddy Longlegs,' her father answered. 'So, the other one is a Mommy Longlegs?' the little girl asked. As his heart soared with the joy of such a cute and innocent question he replied, 'No dear.  Both of them are Daddy Longlegs.' 'The  little girl, looking a little puzzled, thought for a moment, then lifted her foot and stomped them flat. 'Well, we're not having any ...

How Soon Do You Want To Be In Your New Property? If it doesn't come up in the discussion, ask this qualifying question to determine the time frame of the potential buyer. Generally speaking it normally takes around 30 Days to close after we find the right home for you. You can also ask, "How Long Have You Been Looking?" If they've only been searching for a couple months and don't have an urgent reason for moving, they're probably not motivated enough to commit your most precious asset: your time. If the prospect doesn't want to move soon (generally in the next six months), you're wasting your time meeting with them in person. You can still put them on your contact database, give them market updates, and send them your regular monthly newsletter... keeping in touch and developing a RELAT...

Dear Mr. and Mrs. Home Owner:  Have you ever heard the story about the Italian pizza chef who opened a Joe's Pizza Restaurant in Enterprise Alabama?   He had a knack for promotion, so he put a sign in his window: "Best Pizza in Enterprise Alabama!" A few days later, another pizza place down the street posted this sign: "Best Pizza in America!" Not to be outdone, a veteran pizza maker at the end of the block surveyed the signs and posted a small sign in his window: "Best Pizza on this Street!"  I believe that the moral of the story is: There are lots of great real estate agents out there, but I'm the best agent in this area! And in this market, the right agent makes all the difference.   Got to go. I think I hear the delivery guy now. Sincerely,  Karina Morgan REALTOR, ABR, GRICENTURY 21...

Fort Rucker area home buyers. Military Home Buyers all have one thing in common. It's no surprise that so many Americans are looking for ways to buy a home with a low down payment. Most dont have a lot of money for a down payment unless they just sold a home where they were stationed last. After all, with so many other costs associated with a home purchase -- like closing costs, furniture, moving expenses, etc. -- coming up with a large down payment isn't always an option. So the idea of buying a home with a low down payment can be very appealing to many buyers, especially first time home buyers. My Fort Rucker Real Estate Websites: www.ruckerpcs.com / www.c21Rucker.com / www.RUCKERHOMESALES.COM / www.Ruckermove.com  Many people mistakenly believe that a down payment of at least 20 perc...

Setting A Price As you interview REALTORS, they may suggest a listing price on your home. Only you can decide what price to set, but you want it to be realistic. The listing price is critical. Set it too high, and you may not find a buyer. Set it too low and you cheat yourself out of money. AppraisalRegardless of what you originally paid for your home and the cost of improvements you have made, the price your home can command is what the market will bear at the time you decide to sell it. You may consider hiring an independent real estate appraiser. An appraiser has specialized training and experience. Don't rely on assessed valuations made for tax purposes. Such valuations may not be reliable indicators of value as these valuations are made by mass appraisal techniques. Comparative ma...

There may not be a major life change to signal potential trouble, you simply may be having a difficult time properly managing your finances. Don't be fooled into thinking your credit card problems won't affect your mortgage. It is important to realize that financial difficulties in one area can, and often do,  spill over to other areas. These difficulties are all warning signs of financial problems that can lead  to foreclosure on your home if you do not act quickly. They include:            Maxing out credit cards.            Using credit to pay for day-to-day expenses, such as groceries, utilities, etc.            Being unable to pay your bills on time.            Paying only the minimum amount on credit cards.            Applying for new credit cards after maxing out on existing on...
