Selling a Home in Today's Market Assuming it is priced right from the beginning. No sense in having a listing that is overpriced and will just sit on the MLS. I personally do not want to waste my advertising dollars on a home that I know is overpriced just to get the listing. When selling your home, there are no guarantees that a buyer will simply walk through the front door. In many cases, you may have to bring your home to the buyer. Are you counting on the buyer to come from an overpriced market.  Don't hold your breath. Buyers are looking for a good deal, at a good interest rate.  Effective marketing will help ensure that your property receives maximum exposure to attract a ready, willing and able buyer. How your agent advertises does make a difference. Not all agents are internet s...

FORT RUCKER  or ENTERPRISE ALABAMA  Pricing Right Is Key To Selling Your Home In 2009. When you decide to sell your home, you want the highest possible return from its sale. Determining price is the most critical step in preparing your home for sale. Obviously, pricing your property too low won't provide the best return. You are apt to be deluged with lookers and may get many offers, but you could lose thousands of dollars on your family's largest investment. Likewise, pricing a property too high is risky. Homes priced too high miss their target market. Qualified buyers who might find the home just right for their needs won't see your home, or make an offer on it, because it is out of their price range. If they are shown an overpriced home during its early marketing stages and do not b...

Mrs. & Mrs. Jones 4140 ANY STREET Fort Rucker Alabama 36330    Dear Mr. and Mrs. Jones: I was driving through your neighborhood the other day and thought I should drop you a quick note. I concentrate on the market surrounding Fort Rucker Alabama.  Don't give up on selling your house.  Hey, lots of listings don't sell the first time around in today's market... And as they say, it can get better the second time around. So don't put your life and your goals on hold just because it didn't work out once. It can be done; I know it can, otherwise I wouldn't be writing to you. You see, neither you nor I would benefit by just listing your house again without getting it sold. Why bother? It would be too much hassle for you, and too many expenses and work for me. And at the end, no one would win...

What You Should Know About Home Inspections Since obtaining a home inspection is one of the most important steps in purchasing a home, I thought I'd take the opportunity to provide some insight into the home inspection process. A qualified inspector can point out potential costly problems with the home you are considering buying, and a good inspector will give maintenance advice and ultimately give you peace of mind about your home investment. All home buyers -- whether they are buying an older home or building a new one -- should have the home inspected by a professional after making an offer and before closing. There are a few things you need to know before hiring a home inspector. First, the home inspection industry is becoming more professional and regulated. There are professional...

5 Buyer Secrets 1. Get "Pre-Approved" - Not "Pre-Qualified!" Do you want to get the best property you can for the least amount of money? Then make sure you are in the strongest negotiating position possible. Price is only one element in the negotiations, and not necessarily the most important one. Often other terms, such as the strength of the buyer or the length of escrow, are critical to a seller. In years past, I always recommended that buyers get "pre-qualified" by a lender. This means that you spend a few minutes on the phone with a lender who asks you a few questions. Based on the answers, the lender pronounces you "pre-qualified" and issues a certificate that you can show to a seller. Sellers are aware that such certificates are WORTHLESS, and here's why! None of the information...

When listing your property, a Realtor can make it available to every agent in the area.  Also, the home owner does not have to be around for each and every showing.  That is very time consuming and most of the time a waste of time.  A Realtor, Mark Hess, will market your home heavily so that home shoppers from all over have access to the property.  A Realtor will ensure that all of the paperwork is done and done correctly.  A Realtor will do much of the coordination needed to complete the sales transaction.  As for house hunting, a Realtor can narrow down your search area and save much time driving around.  Most Realtors already know about the homes and areas and can eliminate many of the home buyer's choices.  A Realtor can also get the best deal possible.

Personally I think this is worth trying.  It sure can't hurt.  This is what snopes has to say.   Click here: snopes.com: Vicks VapoRub on Feet  VICKS VAPO RUB. . . VERY INTERESTING!! During a lecture on Essential Oils, they told us how the foot soles can absorb oils. Their example: Put garlic on your feet and within 20 minutes you can 'taste' it! Some of us have used Vicks Vapor rub for years for everything from chapped lips to sore toes and many body parts in between. But I've never heard of this. And don't laugh, it works 100% of the time, although the scientists who discovered it aren't sure why. To stop night time coughing in a child (or adult as we found out personally), put Vicks Vapor rub generously on the bottom of the feet at bedtime, then cover with socks. Even persistent, h...

You can tell me if I got it right.     www.ruckerpcs.com Your house was on the market and the agent was not able to sell it.  Now, you're thinking that it's probably a good idea to wait for awhile.  Meanwhile there have been plenty of agents calling you and asking to list with them.  How am I doing so far?  www.c21Rucker.com As you have probably noticed from all the mail I sent you, I work differently. When you call, we'll have a friendly conversation and you can ask all the questions - anything that is important to you - and only then decide if I'm the right agent for the job.  www.RUCKERHOMESALES.COM Then I'll take a look around your house, and more importantly, ...

The Wiregrass area has a lot of unique communities. Except for the townhouse developments, there is no easy way to compare home prices. Each home is different and the value of each property varies dramatically depending on the lot size, view, location, slope, ease of access and many other factors. The standard CMA that is generated from the MLS only provides a cursory view and does not really give you the specific details needed to accurately gauge the price of any particular property. I take the process many steps further and do a comprehensive market analysis that takes several hours to perform. This extra detailed analysis helps buyers and sellers to determine the fair market price for a particular property and helps to shorten the negotiation stage of the transaction. It helps to re...
