Contingent Sales Market Report for Fairfield, AL A couple of weeks ago I wrote a post titled "Who Wants to Live in Fairfield, AL" and I provided a chart with the number of homes sales in Fairfield for the 6 month period ending July 31, 2018.  Well, that wasn't the end of the story of who wants to live in Fairfield and here's why:  There are currently (as of August 29, 2018) a number of homes under contingency contract which simply means that buyers have made offers on these homes and the sellers have accepted the offer.  However, it will not become a finalized contract until certain conditions (contingencies) have been met.  For example, the offer may be contingent upon the buyer conducting a home inspection.  If there are repair needs based on the home inspection, it could be continge...

At These Prices, Anyone Can Buy a HomeOne thing is for sure about Fairfield, Alabama:  It's still a very affordable place to live.  Currently there are 27 homes on the market in Fairfield.  If you're an investor, there is something for you for as little as $7,000.  As a former real estate investor, I'd say $7000 was a pretty darn good deal.On the higher end of the price spectrum, there is a beautiful full brick home on the market for $199,900.  That's quite a spread right?  From $7,000 to $199,900 makes Fairfield an idea location to buy a home at a price that fits any budget.Check this out and see for yourself. My job as a Keller Williams Real Estate agent is to help qualified buyers find homes that meet their criteria including financing conditions.  Did you know that there are lenders ...

Who Wants to Live in Fairfield, Alabama?People are always curious about the home sales in Fairfield, Alabama so I thought I'd have a little show and tell. As of January 31, 2017, it looks like a total of 8 people (that we know of) desire to live in Fairfield, Alabama just based on the contingent, pending and sold homes as indicated in the MLS.This does not include home-buyers that are checking out the other 35+ Fairfield, AL homes that are currently listed for sale in the MLS.These homes are a combination of older and newer homes ranging from 1920 to 1994.  Whether you like older or newer homes, it looks like Fairfield may be an option that you'll want to investigate and an option for your next home purchase.A good thing about Fairfield is that home-ownership is very much within your re...

Sellers With Expired Listings Should Not Give Up Hope Your house has been on the market for quite some time and I can certainly understand your frustration. But just because your house did not sell, does not mean that it won't sell. I must mention upfront that I'm sure your real estate agent marketed your home to the best of their abilities so this is no disrespect to them.  However, it may be small things in the efforts of agents that make a big difference.  Here's some food for thought: Every agent has a sphere of influence which is basically people that we know, network and or socialize with.  Like everyone else, yourself included, we all have different spheres or connections.  When you change agents, you open up the scope and number of people that your home is exposed to. In essence...

Sellers Have You Seen the Competition You're Up Against? Sellers do you often wonder why the house down the street or around the corner sold and why your home hasn't had so much as a ridiculous offer?  Have you ever wondered why the house for sale down the street gets so much traffic and yours doesn't.  Well if you haven't seen your competition, then maybe you should. Within every neighborhood there are dozens upon dozens of homes for sale.  And among them, open houses are routine occurences.   As a seller you should view open houses as great opportunities to: See what advantages the competition has over your own listed property. Get ideas about sprucing up your listing so that it shows better. Learn what advantages your home has over the competition and use that information to your adv...

hat do you think of when you think about cleaning the lint out of your dryer? Pulling the lint catch out and wiping it off? Maybe trying to dust some of the lint off the edge of the lint trap casing? These are good starts, but there is a lot more to do to really capture and remove the lint and dust that could be doing damage to your clothes dryer, besides being a fire hazard.   The best way to remove all the lint is to think about the life it leads. The lint starts in the dryer itself, on your clothes. It then leaves through an exhaust pipe and is run towards the lint trap. A lot of the lint gets caught here, but some other portions of it sneak under or around the trap and continue on into the ducts that lead the hot air out of your house.   Now it's time to check this entire path to fi...
