Home Sales in Helena Alabama slowed in the month of October, with only 19 sales recorded.  This was better than the 7 that closed in November of 2008, but down from the 33 we saw in August 09, and 28 in September 09. Prices ranged from $60,000 for a foreclosure that needed a lot of work in Tocoa Parc to $370,000 for a 5 Bedroom, 5 Bath on the water in Timberlake.  The median price for homes sold in Helena, Alabama in October was $148,000. Four sales ranging in price for 140-170 were in Old Cahaba.   Helena, Alabama was rated one of the top cities to live in and has a considerable amount of inventory attractively priced for the first time home buyer (25 homes are priced below $125,000).   Family Dining South of the Border Style - San Antonio Grill in Helena AL     The San Antonio Grill is one of my family's favorite places to go in Helena for an inexpensive but fun and delicious dining experience.  Judging from the full tables, a lot of others think so too.  Even on Friday evenings when the restaurant is really busy, the staff is always smiling and the service is excellent.   Specializing in Mexican dishes and my favorite, Margaritas, the menu also includes items for adults and children that prefer something other than Mexican cuisine, such as American burgers and salads.         I love to come to the San Antonio Grill when I am really hungry because chips and yummy salsa are on the table moments after being seated.  Pictured to the left is how I like to start my meal....

  When you gaze upon the waters you have a tendency to reflect back and see where you have been and think about where you may be going.  When we compare the market activity in the 1st quarter of 2008 to the 1st quarter of 2009 we can see that Active listing inventory is slightly down with 259 homes presently on the market compared to 275 Actives last year.  There were 67 homes that were withdrawn or expired off the market without selling in 2008 compared to only 56 homes in 2009. But the true test is in the SOLD properties and there were 108 homes closed in 2008 with 123 in Pending Sale compared to only 55 closed properties in 2009 with 72 Pendings. Home sales in Helena (one of the top 100 places to live in America) increased to 19 in February. This doesn't sound great - but it was better than the 7 that sold in November 2008 and the 14 in January! The average salesprice was $207,886.  Eight sales were in Old Cahaba, 4 in Riverwoods and the rest throughout the city. The highest price can be found on a 4 bedroom, 3 bath in Riverwoods. The average days on the market for sold properties was 132.  Currently there are 256 properties on the market. Helena prides itself on its family friendly atmosphere. Boy, has it gotten busy lately or is it my imagination!  I listed a home for sale in Helena, Alabama 3 weeks ago and we already received an offer.  The seller had fixed it up and it looked GREAT.  The person who is buying the home as never owned a home before and can take advantage of the First Time Home Buyer's Tax Credit. If you are a first time home buyer (and a 1st time home buyer is defined as someone who hasn't owned a home in the last 3 years), then you can qualify for an $8,000 TAX CREDIT on your 2009 taxes.  A tax credit which is good for homes purchased through December 1st 2009, is better than a deduction because it is subtracted directly from the amount of tax you owe. If you don't owe $8000, you get cash back!! Just buy a house and you can get a credit for 10% of the home's...

  PROGRESS IN HELENA! Yes, you know the feeling!  That first reaction when we see those dreaded orange and white barrel markers lined up on the road that marks the beginning of a slow down in traffic flow and in some cases long waits to get past the work in progress! But when you paint a picture of the end result and realize that sometimes you have to be inconvenienced a little bit for nicer things to come it is easier to plan your drive to include a little more time to reach your destination.  And that is what we will have in Helena, Alabama when the new Helena pedestrian tunnel opens under County Road 52!   Helena, Alabama is a great place to raise a family!   The Real Estate Listing and Sales Activity for the month of January in 2009 at a glance in the chart below shows that we are getting the year off to a great start! There are 271 Active Listings with a Median Price of $205,000.The data shows that 220 of these homes are Existing or "Pre Loved" homes, 25 are New Completed Construction, 24 are Under Construction and 2 are proposed to be built in the future. The New Homes Available are in Cahaba Falls, Creekwater, Hillsboro, Laurel Lakes, Long Leaf Lakes, Old Cahaba, Riverwoods, Silver Lakes, Sterling Lakes and Timberlake. Oh the joy of hearing the phone ring, SOLD signs and moving trucks!  The activity in Riverwoods has really picked up...homes are showing, contracts are being written and new families are moving in.  Inventory reduction has reached an end and it is time again to begin anew.   For the month of January there are 9 Listings showing Active with only 4 of those being "New Construction" and one of those just got a contract firmed up.  The remaining 5 Actives are Resale homes and one of those just went under contract also.
