There is something to be said about owning the nicest condo on the Gulf Coast.  The definition of "nice" could also be in the eye of the beholder.  I recently read an article about someone who paid over 3 million dollars in cash for a condo in Turquoise Place of Orange Beach, Alabama.  I understand their need for a condo and the average buyer's needs are left and right field.  They bought a second home and while a lot of condo sales in Gulf Shores and Orange Beach are second home purchases, most buyers buy condos and need the income to help with the loan, plain and simple economics right? Gulf Shores Waterfront Condos under $150,000   Finding a true Waterfront condo in Gulf Shores for under $150,000 is easier today than it has been in the past.  Keep in mind however, you may not have the amenities, nor the upscale furnishings that you may connect with the beautiful Waterfront Condos in Gulf Shores, but you may be able to own your own little piece of the beach for less than what you might think. When I run a search of the MLS for Gulf Front condos in Gulf Shores, Orange Beach, Perdido Key and Fort Morgan, with a maximum list price of $150,000, the results return 46 active and under contract units.  Of these units, there is a handful of Gulf Front condominiums located in the Sugar Beach complex listed drastically under $100k.  These units however, are listed as 0 bedrooms....

Business License for condo owners in Orange Beach raised over 50%          The Press Register reported that the City of Orange Beach has decided to raise condo owners business licenses.  The price of the license hasn't seen a hoist since 2000, however, an Orange Beach and Gulf Shores travel and tourism report suggests that visitors to our area could hit 5M this year.  Beach services and upkeep will need to be able to keep up with these numbers and raising the license fees will help add an additional $200k in revenue for the city.       The Baldwin county coast is in the lead for the gulf coast lodging/rentals market share according to recent Gulf Coast Convention and Visitors Bureaus reports.  These numbers are likely a result of the combination of recent advertising campaigns as well a...

The City of Orange Beach may be one step closer to having its own civic center as City Council members unanimously passed a resolution giving Mayor Tony Kennon authority to negotiate a purchase and sale agreement for The Wharf Conference Center.  Construction of the current Conference Center began in 2008. It now includes 18,600 square feet of space and can accommodate a variety of events including large meetings, receptions for up to 2000 attendees, meal seating for 1,600 people, and exhibition space for 100 booths. Purchasing a home in beautiful Orange Beach is a very emotional and personal decision, which is different for everyone. The spacious beach house that might be right for you might not appeal to someone else who wants a maintenance-free condo.  In this market, it seems that all buyers have one thing in common: no matter what a home is listed for, no matter how much they realize it is the perfect home, the buyer wants  a better deal.  He immediately asks  "what can we take off the listing price?" when making an offer.  This  is considered the "X factor."
