Orange Beach approves design for Gulf-front resort hotel Thursday, July 23, 2009 By RYAN DEZEMBER Staff Reporter ORANGE BEACH - Developer K.C. Chiang's designs for a high-rise Gulf-front hotel and convention center won unanimous approval from the Orange Beach City Council, but now the panel must decide if it wants to grant the developer a tax abatement worth tens of millions of dollars to see the project come to fruition. Chiang, a Mobile businessman, this week unveiled detailed plans for a four-star, Gulf-front hotel and convention center that would boast nearly 500 hotel rooms, a 20-lane bowling alley, convention seating for 1,200 and a theater that can double as a wedding chapel. It is a hot summer day in Orange Beach and Gulf Shores. I love living here. Recently, I was in New York City. It was cold and rainy. I like it here more even with all the issues of living along the coast. There is something very special and beautiful about this area. I sit on my dock and watch the birds and the river grass. I live on a very nice isolated bayou. I think one of our problems selling real estate here is always selling the investment. The most important issue is the beauty of our area. Turquoise Place renting 90 units Developer says having portion off market makes 45 remaining condos easier to sell Sunday, May 10, 2009 By KATHY JUMPER Real Estate Editor The owners of 90 units at the 24-story Turquoise Place in Orange Beach have furnished and are now renting the brand-new units, according to Rich Richardson of Spectrum Capital, based in Jackson, Miss. Spectrum paid about $45 million for 90 of the 181 Gulf-front units, according to court records. Spectrum is the real estate arm of Yates Cos., the contractor that built Turquoise Place on Ala. 182 in partnership with developer Larry Wireman of Orange Beach, Richardson said. Gulf Shores Condos and Orange Beach Condos in foreclosure are selling quick. I have had some luck getting great deals but these condos go quick. With this being a second home market we are not seeing the number of foreclosures you would see in metro areas so when they hit you need to be ready to sign. I have had properties we had written offers on the same day the unit was posted and it had already had multiple offers comming in. Mega condo finish delayed Phoenix West II opening set for January 2011, 18 months late; developer cites weather, slow sales Sunday, March 08, 2009 By KATHY JUMPER Real Estate Editor Developers of the 31-story Phoenix West II in Orange Beach, touted as the state's largest condominium building, say weather and slow sales will delay completion by 18 months, and they have notified an estimated 140 clients who have already signed sales contracts. The 358-unit, approximately $160 million complex was scheduled to open in July, but anticipated completion is now January 2011, according to Brett-Robinson based in Orange Beach.
