  This wealthy and prominent man had thought long and hard on what to get the family for a Christmas gift.  After thinking about it he summoned a photographer and wanted a large picture of himself taken for a family gift.  After a few days he went to the photograph studio to see the proofs.  After looking at them he didn’t like what he saw.  He again summoned the photographer and said “These pictures do not do me justice”.  To that the photographer stated: “Mr. you don’t need justice you need mercy”.  How many agents and clients need mercy and truly some need justice.

  The early bird catches the worm… I don’t know about you but I’m a big fan of Iron Chef America© and a lot of shows on the Food Network©.  Anyway the battle I just watched was cheddar cheese.  Anyway at the end when the winner was announced.  Mr. Brown said remember it’s the early bird that catches the worm but the second mouse that gets the cheese.  I’ve found that true in real estate.  The first agent gets little or no cooperation from the seller and therefore the second agent gets the listing.  The second agent usually gets the cooperation of the seller and makes the sale…  What’s your thoughts?

  Here is another one even Webster© does not know.  Now, now I’m not making this up and I copied it down as the kiddos were spelling them.  The word actually exists but I had to go to the World Wide Web to find it.  So I would guess by now you want to know the meaning OK here goes: (pus ta’) a vast wilderness of grass and bushes.  Who would have thought?

We had a great turn out at our open house in Bella Vista.  People were actually signing our sign in sheet.  We got a request to visit one of our guest's home to talk to them about listing their home.  Another guest would like one of our bankers to call them tomorrow to get them pre-approved. The open house was officially over at 3 pm but due to popular demand we stayed until almost 5 pm.  Grabbed a bite to eat and met with the couple who might be wanting to list.  Great meeting, beautiful home in the Highlands area of Bella Vista.  Home at 8 pm.  Still have to fill out the thank you notes, then it is off to bed.  Have a great week everyone!

  Grandpa, some ninety plus years, sat feebly on the patio bench. He didn't move, just sat with his head down staring at his hands. Friday.... is this the end of the week or just another day in the life of a Realtor.  We completed 3 of 4 closings scheduled for this week.  The 4th one should... ssshhhooouuulllddd... close first part of next week.  One contract accepted and one terminated due to a bad inspection.  The inspector was great, the house was not satisfactory.  Saturday, start of the next week or just a day to finish out last week?  Floor duty in the morning for Mary, then show property in the afternoon.  I have to get driveway repaired so we can actually drive our cars to the house.  The rain has been extreme this year.   Sunday, open house at 1 Hedges, Bella Vista, AR from 1 to 3.  Oh yeah forgot showing property maybe one or two vacant home from 10 to 11.   Ahhh what a weekend.  Monday, refreshed and read...

  Here we go I thought the caption might get your attention.  I can see your mind racing thinking is he going to spill the beans?  Well now Pilgrim you know me better than that.  Lesson:  When you first meet your client you are like the base of a triangle.  Not knowing whether to trust the other person or not.  There is doubt like one on a first date.  As you converse and talk you come to a mutual agreement and as the property is placed on the market the base is established.  When an offer comes in as negotiations are being conducted you start to close the triangle.  Once an agreement has been made and you are at the closing table when all documents are signed sealed and delivered the triangle is complete.  Now what kind of triangle did you have in mind when you read the caption???

  Now if you are a repeat visitor to my posts you know not to jump to conclusions as I tend to play on words.  So with what you have read I again ask do you exhume your clients?  I do are at least I try.  If they don’t want to be exhumed there is nothing you can do about it.  Most of you have already come to a conclusion but the meaning of (eks hyoom”) is to bring to light; disclose; reveal.  So if you can’t get your clients to trust you with the real estate transaction do you really want them as clients?  We as agents have to disclose to clients but they in turn do not.  Interesting play on the word today what are your thoughts?

  In a small Texas town, (Mt. Vernon) Drummond’s bar began construction on a new building to increase their business. The local Baptist church started a campaign to block the bar from opening with petitions and prayers. Work progressed right up till the week before opening when lightning struck the bar and it burned to the ground.  The church folks were rather smug in their outlook after that, until the bar owner sued the church on the grounds that the church was ultimately responsible for the demise of his building, either through direct or indirect actions or means.   Again don’t go looking for word to recognize this word.  Every so often when I get the magazine from my Real Estate Commission I read about agents who do this.   For the life of me I can’t understand why they would do this but I think they believe they can get away from it.  Anyway the meaning of (de fal’kat’) to steal or misuse funds entrusted to one’s care.  Those earnest money checks for me are too hot to handle and I usually don’t ask for earnest money.  What about you?

  An elderly man in Arkansas owned a large farm for many years. He had a large pond in the back, fixed it up really nicely, along with some picnic tables, horseshoe courts, and some apple and peach trees.
