I have seen this movie before a few times but this is a movie that you can see over and over again and get something different out of it.  The movie is about a football team that defeats a much larger team than them but the story has many life lessons and can be applied to family, work and just every part of your lives.   Much happened in January, a presidential inauguration, a tough economy, a slow realization by the American public that we’re not quite out of the woods yet.  As the coldest of winter slides behind us so to does the worst of housing crisis, or so we hope.  Foreclosures made up a fair percentage of property sales in January as evidenced by the numbers.  Below is the January 2009 Northwest Arkansas home prices and market report from EXITrealestate540.com, Bon Appetito. Our president and CEO of the real estate company I work for shared a very important e-mail with us a couple of days ago. It was a Urgent Call to Action for us to get involved! It is not often that we have a chance to influence legislation as he stated. This amendment would have a positive impact on our business and boy do we need that. There is a provision for the Federal Government to buy-down mortgage rates to 4.5% or less for a 30-year fixed rate loan for the purchase of a primary residence. This would allow thousands of new buyers to be able to afford housing which would boost our economy. He also encourged us to call and voice your support of Amendment #353 to the Economic Stimulus Plan and state why you think a mortgage buy-down will help stimulate housing sales in your community ... 02/06/2009

This is a quick review of one of my absolute favorite places for lunch in Northwest Arkansas.  Bentonville Butcher and Deli is a relatively new establishment that offers upscale grocery items and a nice selection of premium meats from beef and Italian sausage to stuffed chicken breast, fresh fish, and seafood.  They also have daily lunch specials that I get delivered by email every morning so I can plan my lunch accordingly. Mmmmm...    This is a quote that is well known and recently adopted by my broker.  She started to share this quote with us in meetings. If you really think about this quote you can apply to all areas of your life not just with real estate.  If we stop and wait or if we run and hide what are we really accomplishing?  You really have to face all things good or bad with an attitude that we might not be able to get around this but it is just a matter of working through it and finding ways to overcome it.  Challenges in life make us stronger, better people. Not all sellers are aware of how short sales and foreclosures can and do affect your credit score.  The bad news is that whether you are going through a short sale or foreclosure your credit will be affected in the same way. For example if you have a credit score of 680 before a short sale or foreclosure it will drop anywhere from 200 to 300 points depending on the overall credit.  Also in some cases a seller may be subject to a deficiency judgment for the difference in the loan amount and amount paid. The lender has the choice of doing this in a short sale or foreclosure. To further investigate if you are in danger of this happening to you contact a real estate lawyer to assist you.
