  Interesting listing appointment… I send out a letter to the expired listings I receive through our MLS.  It has proven to be successful in the past but for some reason I was in a slump.  I took the letter to my PB and with some adjustments I had a new letter.  Anyway not long afterwards I received a call and showed up for a listing appointment.  I as a rule usually look around the home before we get to a comfortable place to talk about a number of things, like why they want to sell, motivation etc.  I had printed out the expired MLS sheet along with comps and we started talking about why the home did not sell.  During this portion of the conversation I learned some interesting facts.  Fact #1 the client has a home approximately 1918 sq. ft. with 21 acres of land.  He told the agent to...

In todays society we are often pushed to believe that what we want, we need.  We believe that what we feel is "fact".  We are under the impression that having it "now" is of the utmost importance.  Unfortunately, this is something that is turning our financial ability into a huge mess.   OK after this one only three more to go and I’m done with the National Spelling Bee.  In my former office the PB stated she liked to do this but I won’t tell you what she called it.  Anyway my problem is that I don’t do it often enough.  Now for the meaning of Abhinaya is a concept in Indian dance and drama derived from Bharata's Natya Shastra. Although now, the word has come to mean 'the art of expression', etymologically it derives from Sanskrit abhi- 'towards' + nii- 'leading/guide', so literally it means a 'leading towards' (leading the audience towards a sentiment, a rasa).  So may we all do a happy dance when we have a closing and may you have many of them this year?

  If you didn’t notice I did not put the secret word in the heading today I did that for a purpose by the way the word is “brogue”.  I was listening to a speaker and he used the word.  I knew what he meant but did not know how to spell it so again I asked the wife and she didn’t miss a beat.  The meaning of (brog) is the pronunciation peculiar to a dialect, esp., that of English as spoken by the Irish.   So how do we relate that to real estate?  While the client is speaking do we hear what he said or is it what we thought he said?  It’s all a matter of speaking and we are in the business of listening to our clients’ wants and needs aren’t we???  Study that one for awhile..

  Not to say on some mornings I might wear one but I think not.  Here is another word from the National Spelling Bee.  With me being follicle deprived (I know no-one has noticed but I am) on cold days I need to keep the ole noggin covered so the meaning of (pel’ ar en) a womans cape, often of fur, tapering to long points in the front.  More to follow I have six more words to post from the event.

  A lady goes to a scheduled exam and she talks for a solid hour.  The psychiatrist asks her to come back the next week and she did and for another hour she doesn’t stop talking.  On the next visit before she gets started the psychiatrist asks her to close her eyes and imagine going to the Grand Canyon and Niagara Falls.  Take into account all their wonder and realize there are more important things out in the world bigger than you are.  Don’t you wish some of your clients thought the same way as the psychiatrist did?  Wouldn’t it be nice to have a couch and be able to talk to them but if you did what the psychiatrist did you would not be in business very long

  OK now we are going to the National Spelling Bee as I have mentioned before.  This will be a 12 wordsmith series on the words these 11-14 year old kiddos were spelling.  So I’ve seen these daily and I bet you have also.  The meaning of (we pel’) is: a loose, often colorfully embroidered garment worn as by Indian women of Mexico and Guatemala

  Two informally dressed ladies happened to start up a conversation during an endless wait in the Charleston, WV airport. Sellers and Real Estate Agents alike are getting tired of seeing that listing sit and wait for that buyer.  I had one myself...ok, more than one, but this is the story. Cute 1600 sq. ft. home near the U of A, in need of new roof and some minor repairs.  Reduced to $80,000 for fire sale.  Roof does not leak. $50 a sq. ft. right?!?!  Sell quick, right?!?!?  Wrong.   You bet ya I do.  Did you know you are bound by your oath to do this?  When you fill out a contract or clients asks you to do this you need to head their request and get it done.  If you don’t you’re a big boy or girl and it’s your decision but I’ll read about you in the paper or watch you on TV.  Now for the meaning of (be hest’) an order, command or request.  If a client requests you to do something you need to get it done.  In the contracts you are to fill in the blanks only and it better be right.  I don’t want to stand tall before a Judge for specific performance do you?

Check the schedule for summer concerts at the AMP to make sure you can get tickets for the groups you like. The new season opened April 22nd with a show by "Pretty Lights." Already scheduled for May are Lucinda Williams, The Band Perry, and Primus. Chris Young, Rick Springfield, and the Charlie Daniels Band are also on the slate this summer, with more in the works.
