You can do this at home in the office but not when it comes to your clients.  You can do this in a lot of ways and sometimes it's a good thing.  I sometimes can be accused of an overkill when it some to this but I need to cover all the bases.  The meaning of parsimony is: to be over-careful in spending, unreasonable and stingy.  You need to advertise and to do that you need to spend money.  I'm not saying to pour thousands of dollars into a listing but you need to spend the money to make money and I for one believe in that theory.  Join the group "wordsmith" on AR.  It's a great day to buy or sell a home. I've had this happen to me when I knew better.  If the real estate commission investigator comes calling and asks you a question on a subject you know about don't be an omerta.  This could cost you your license and may involve some monetary problems to boot.  The meaning of "omerta": a policy or code of keeping silent about crimes and refusing to cooperate.  This is not a good thing not a good thing at all.  Join the group "wordsmith" on AR.  It's a great day to buy or sell a home. Just the other day I wrote a blog.  Someone commented on it and I read the comment the wrong way.  I fired back a reply and as I hit the send button I thought man I sure wished I had not sent it.  As a former law enforcement officer they teach you lots of things and temperament was one.  I haven't learned yet to control it sometimes.  To those of you that I have p----s off earlier and yet to come give me a few to adjust.

The other day I had a client come into the office.  Needless to say it was not for a cup of coffee.  After the client vented for awhile and I spoke to him he left.  The next day another agent in our office called and said the client had called him and wanted him to list his home.  I wanted to jump for joy as this client was a pain in my backside.  Anyway the meaning of peltast is: light shield.  As I've said before some clients bring joy when they come and some when they leave.  Join "wordsmith" on AR.  It's a great day to buy or sell a home. Are there agents who run around in the office from one problem to another?  How about those who always want a different desk or workstation every week.  Then you have those groups of agents who always go to lunch with one another or at worse try and tell the owner how to run the office.  Well now you have a name for those agents and its valetry.  Oh yea the meaning of valetry: the rabble or mob.. It's called many different names but in the end it's your ego that gets most of us in trouble.  So when going to the listing or showing check your ego at the door.  Realize there are more egos' out there and you may need to listen and listen again to understand you're not the only one.  As my broker says leave the e out of ego and go.  Now let your ego go and get that listing or show that buyer their next home.  It's a great day to buy or sell a home. That's right I said it and I'll stand by it until someone can show me the reason not to.  The vast majority of my business has been from calling and getting the client to list with me.  Not all have sold but some have.  One of the first things that causes me to question is why did this property not sell.  The question is followed by a quaere of the problem.  You might ask the meaning of quaere that is to: suggesting further investigation of a point.   Most of the time it's the price and I make suggestions.  Some of the time the client agrees with me but sometimes they don't.  Then it's up to me to decide if I want to take a listing I think might not sell.  Join "wordsmith" on AR.  It's a great day to buy or sell a home. One of the most deadly sins in real estate is to argue with your client.  You can disagree and point out the contract.  You can try and reason with them and you may or may not win the battle.  But for those difficult clients I say "macerate" them.  The meaning of macerate is: to soften or break down into component parts.  Of course you can avoid most of those problems by explaining the contract at the beginning before they sign the document.  Once the client knows or understands the contract and you break it down for them the likelihood of a misunderstanding goes down to minimal.  Join the group "wordsmith" on AR.  It's a great day to buy or sell a home. Although guys don't usually do this it is not that way with the girls.  I have a daughter that can do this at the drop of a hat.  As I age I to cannot help this at times.  You see this in commercials or someone trying to get to you through your emotions.  Although I have not had a client do this to me there are times I would like to tell them what I really think.  So the meaning of lachrymal: producing tears...  I've had family members do this to me but not clients what about you?  Join the group "wordsmith" on AR.  It's a great day to buy or sell a home. Man ole man I know I have some and believe me they are difficult if not downright impossible to get rid of them.  You can run and hide but they will find you wherever you may go.  Each office has them and I don't really have any good news except avoid them when you can the meaning of kibitzer: a giver of unwanted advice or meddler in other affairs.  It's a great day to buy or sell a home. Have you ever meet some people that before they speak, or they really don't need to say a word you already know what's going to happen.  I can't I just can't work with some people and don't even want to be around them.  Just their looks conjure up thoughts of unpleasantness.  I'm not faulting them for their looks (some are really good looking) I just know I can't work with them under any circumstances.  The meaning of illation is: the act of drawing a conclusion or making an inference.  The big question here is do you have the same effect on some of your clients?  Join the group "wordsmith" on AR.  It's a great day to buy or sell a home. I bet ya I get some looks on this one.  But it's true so true if you use the "F" word three times to your clients you'll be better off.  What is the "F" word?  Well I bet if you're like most adults visions of things jumped in your mind I know it would in mine.  So here is the infamous "F" word three times.   Feel, felt and found.  Yes Mr. or Mrs. Client I feel for your frustration, anxiety, or whatever, I have felt the same way and I have found that and you fill in the blank.  Your client will know you're not some robotic system out here and you do have feelings.  Hopefully you will strike a chord and get that listing or buyer.  It's a great day to buy or sell a home. Are you not cautious with some clients over others?  We all know some clients need more attention than others.  We all have had those capricious clients who just drive us nuts in trying to understand why they do what they do.  The meaning of capricious is: tending to change abruptly and without apparent reason.  I have had and you understand ‘have had’ clients who have called me and cancelled the listing for no apparent reason.  How about you have you had any?  It’s a great day to buy or sell a home.
