Sometimes I wonder why I'm in this insane and crazy business.  Just think I have a retirement check coming in like clockwork.  But I'm a workaholic and if I wasn't doing this I would be doing something else just as insane.  When I do a job I'm the kind it's all or nothing and I'm too close to getting my other retirement check to let this go and just sit back and drink beer all day.  However there are times I think about it a lot. No I'm not saying to not learn from them just don't dwell on the failures from your past experiences.  Just because someone called you on an error or you were reprimanded does not give you permission to hide within your shell.  Just learn from your past errors or failures and move on there is another world awaiting your arrival. Do you have a grasp of the market in your area?  Are you aware of any changes in your State code or MLS changes?  If so then you can get up each and every day with the same greeting.  If not why not.  I don't care how busy you are you cannot tell me you don't have 10 minutes each day.  During those 10 minutes you can get reading material and catch up on the current events in your area.  Now say hello to the morning and get going the day is waiting.  It's a great day to buy or sell a home. When a client lists their property with you they expect one thing and that is a sale of the property.  We all know that some take longer than others but that's what the client expects.  I have started listing the property per the clients request with a twist that within 30-45 days if we don't have an offer or someone interested the price drops by XXX dollars.  I put it in the listing contract and have the clients sign off on it.  I have not had any arguments yet and I wonder if you are doing the same thing.  It's a great day to buy or sell a home. Well neighbors and all I finally passed the brokers exam for the great State of Arkansas.  I can tell you I first took it without studying, looking at the books or anything just to get a feel for what it was like.  Nothing could have prepared me for what I experienced.  I knew I just knew I marked the right answers, well goes to show you how much I know.  So I took it again and again.  Then apparently my brain kicked in and I actually studied and at my final exam the entire math came out to the penny except for one and the rest seemed so easy...  is your brain engaged when it comes to your clients?  Engage your brain and watch your earnings grow.  It's a great day to buy or sell a home. They tell me when playing golf the difference between the player that scores an 80 compared to the one that scores a 99 is the 5 inches between your ears.  I personally have tried it and it does work.  The only problem with me is that I can't keep the focus that I need to complete the game.  I have not had that problem in real estate.  I will put up my talents with the best of them regardless of their capability.  What about you are you lacking in listings or buyers it could be the 5 inches between your ears.  It's a great day to buy or sell a home. Have you been knocked to the round so many times that you just can't take it anymore?  Want to give up and just go into another kind of work.  Well have your clients call me and if you keep your license active I'll pay you a referral.  I know I'm preaching to the choir but people need clothing, food and shelter.  Just think we are in one of the three most used groups.  When you think you just can't go on anymore press the forward button and move on it works.  It's a great day to buy or sell a home. I'm sure if you're over 10 years old you have heard of great boxing legends such as Gentlemen Jim Corbett, John Sullivan, Caccius Clay AKA Muhammad Ali and others.  What did they have in common that a lot of other hopefuls lacked?  Training and a dogged determination not to give up.  No matter what happened in the ring and no matter how many knocks they received they never gave up.  I have been at the point of giving up several times but I would not take the count.  I kept getting up and now I can stand on my own two feet.  What about you thinking of giving up and taking the count.  Stand up for one more round and come out a winner.  It's a great day to buy or sell a home. Ever plan for the future.  To that I mean vacation, new home, new car, getting married, getting divorced and all the other dreams and wants we desire.  Did you ever have those dreams shattered or destroyed?  If so don't fret your human and it happens to everyone.  It happens to me on a daily basis.  I get up and want a new listing every day and a sale every day.  Does it happen of course not but the same thing can be applied to our duties and responsibilities as agents.  Do you have clients that you don't want or course you do but it's a part of life.  Since we really can't determine the future we can live today and hope to do so tomorrow.  Treat your clients the same way.  You may have them today and lose them tomorrow.  It's a great day to buy or sell a home. The story goes like this... the wife went shopping and bought a stove from a garage sale.  After getting home and setting it up she started cooking supper.  She noticed a smell that smelled like a wet dog but thought nothing of it.  When the husband got home he couldn't help smelling the food but the overwhelming odor of wet dog filled the house.  Finally after cleaning up the husband approached the wife who was busy stirring the pot and asked her what that smell was,  her reply are you ready for this one "Supper."  Needless to say the husband never said a word and neither did the wife.' At my age if I wake up in the morning it's going to be a beautiful day.  In my earlier years I never thought I would make it to the age I'm at.  A lot of people in my life have come and gone and why I'm still here... anyway you get the message.  I saw this in something I was reading the other day and thought it was right on the mark.  If you're an agent looking for expireds, FSBO'S or one that has never been on the market and are going up against a seasoned agent remember you have just as much clout and are just as capable to sell the property and your other fellow agent.  In fact sometimes people want the agent with less listings or experience so they know you're hungrier than the seasoned agent.  So hang in there sunshine it's all in the five inches between your ears.  It's a great da...

My daughter recently had to move.  It seems that her landlord had sold their home and needed the place she was living in.  So after a long search she found a home and started moving in this past weekend.  As things go in NW Arkansas it started raining and she was having difficulty moving her things from one home to the other.  She called my wife and told her "How can I move in the rain?"  To that my wife replied "Noah did."  So I ask you even during difficult times do you hid under cover and wait for the rain to stop or do you keep going on like Noah did?  Your clients and business needs you to be on the move constantly so get going you will dry off.  It's a great day to buy or sell a home.   Visit me at www.sellnwa.com

I'm sitting here and it my's not 10:00 AM yet.  I'm finished with my morning assignments and trying to figure out what I'm going to do with the rest of my day.  I do have a new project I'm working on and it will take me about 10 minutes to finish it.  After that I think I'll do a little studying for an exam I'm going to take then I'll go home.  After I get home I'll study a little more go for a walk and study some more.  That's my path for today it's not going to be easy but it's my choice.  I could just go home now and veg out in front of the TV.  So what's your choice will you take the easy road or the path least travelled? I read where someone else died yesterday.  It was a sad event and a lot of agents showed up at the funeral.  As the pastor was giving the eulogy everyone was truly sad and distraught by the event.  It now seems that each of them will now need to come to the plate and do the work that someone else did.   I ask you are you someone else that goes out and gets the listings and sells or are you the one that waits on someone else?  It's a great day to buy or sell a home.     Visit me at www.sellnwa.com

I made a phone call to an expired listing yesterday and left a voicemail since the owner did not answer.  I do this frequently and sometimes I get a return call but most of the time I don't.  After I left work and arrived home I received a call from the owner.  It seems they were frustrated with the other agent due to lack of communication.  Her major complaint was: The agent on several occasions had called her and reportedly had deals in the making but failed to communicate to her after that.  Apparently the deals had fallen through and the agent had not told her.  There were other things the agent had not done but now as of today I'm her agent.  To those of you in my neck of the woods if you're doing the same call me I pay referrals. I know some agents that are happy to have only one to no more than 5 listings.  Then there are those who don't have any and rely on other agents to get them so they can get the buyers.  What I don't understand at least in Arkansas is why not get both and get a higher commission.  Some agents are not prone to take a listing and some are not prone to get buyers and that I don't understand.  Get both and it makes things easier.  Then watch your production go into overdrive.  Join the group (It's a great day to buy or sell a home) Visit me at www.sellnwa.com
