When I first started in this line of work I had just finished 29 years in law enforcement.  For those years I was told what to wear, when to show and a lot of people told me where to go.  I was not going to be told I had to wear anything or be at a certain place and time.  No sir I was an independent agent and that was that.  I wore jeans and a nice shirt but that was all no dress pants for me.  I did get a lot of listings but only two sells and not much money.  Anyway my broker had made several comments about being dressed for success and I just blew her off and went on my merry way.  As my funds were getting low and not having much success in selling I began to rethink and reevaluate my thought process and how to get there.  I checked and checked again on how I was doing things my pro...

That is the question, right? I have got 3 of these accepted by the lenders and have 2 more that are on their way to acceptance.  I enjoy them to a point, though they are a lot of hard work.  It is a very viable option for our clients that are facing foreclosure.  I've learned to ask ALOT of questions from the lender on the front end to speed the process up (though non of them seem to be going short), usually when i get an offer in on one I play the waiting game on the lender to get back with me (and my weekly phone calls to see how they are doing). "I am actually waiting on Met Life home loans to take me off hold so i can get a contract to them!" Anyway, I've heard several people say they have done short sales in a matter of weeks (it takes me a matter of months), anything you can tell ...

I was given the opportunity today to be on a panel of 2 at the Century 21 convention in San Antonio, TX to speak on the things I am doing in this market that have caused me to be successful in 2008!  They said they are going to give me a video of it so i am hoping to post it on here.  It was a true honor and humbling experiance when they asked me to join them in this discussion.  Thanks Century 21!!   A few pointers I gave out today   1. Dress for success!  Look like the professional Realtor you are! 2. Schedual your day!  Time is to important in this market to have any of it wasted! 3. Most importantly include 3 hours of prospecting and make 20 contacts a day (I strive to do that each and every day).  Here's a great formula - contact 20 people a day 5 days a week and only get 1% return...

I had a rough time with deer eating my roses this past year.  I've ordered a "deer-proof" garden from Jackson and Perkins - one that is "gardening by the numbers" and specifically for sun exposure and deer repellent.  Has anyone out there tried this type of gardening in N.W. Arkansas? The soil where I live, (near Beaver Lake) is full of rock and clay, so digging presents a challenge.  I normally use an "Arkansas pick" to break up the rock enough to put some topsoil in. Aside from the J&P preplanned garden, I will be putting in wave petunias at my curbside flower beds, and red salvia for trimming some beds in the yard.  The deer do not bother these.  My mums from last year are already showing a lot of green at their bases, so come the end of this month, I will cut off the dead stems and ...

Isn't that what we all do on Pay day?...  I never get tired of getting a paycheck from a title company.  I've never looked and said naah give it to me next week. Outside of my goals, paychecks are part of drives me to continue this business!  Yes I love helping my clients out (just as today i helped my clients sell their house so they could now buy a farm they have been wanting), knowing i just earned a paycheck helps me know i have done my JOB very well.  It's when i am not getting checks that i know I need to change something or I'm gonna have to learn a new script that sounds a little like "Would you like fries with your burger?"  This is going to be a great 2009!  I will have Happy clients this year and so will you!

OH, where to begin?  Either because of the cold weather or something in the water, January was a pretty good month for posts on EXITrealestate540.com.  There were the usual smattering of gems, quality content, and an uninspired post or two.  January saw some major changes as a new president was sworn in, we watched the recession deepen, and home prices gave us some pleasant surprises.  Check out the best posts of Jan. 2009. Your One-Stop-Shop for Great Real Estate Posts I hosted the Carnival of Real Estate in January, so if you haven’t already, check out all the great posts from around the country at EXIT Real Estate 540 Presents CoRE #126 “Change” where I thought a goofy butterfly based change theme was appropriate for the week.  Congratulations to all the winners!  Now check out som...

Every year we gather around the TV to watch one team face off against another in an epic battle of strength and strategy.  Some cheer, some sneer!  Eat all the wings you can fit into your belly, drink all the pop you can muster down your throat.  Be happy, and most of all be safe - cause this world needs their REALTORS! Have fun tonight and GO CARDS!!

I was recently showing some very upscale homes in the Pinnacle Hills area to a nice couple relocating to Northwest Arkansas from San Francisco.  We looked at a heap of homes over Saturday and Sunday and finally found them the perfect house they could call home.  One thing kept bugging me as we viewed home after home in Pinnacle Hills, Shadow Valley, and a number of other upscale neighborhoods in Rogers and Bentonville . . . how the homes showed!  I hope no one takes offence, but someone needs to be taught how to stage a home prior to a showing.  These are half million to million dollar homes in the nicest neighborhoods in Northwest Arkansas and most of them have major polish problems almost to the point of being ‘cliche’.  Out of 18 homes we viewed over the two day home show marathon, o...

Whenever a resident of Northwest Arkansas thinks of a subdivision with the finest luxury homes and amenities, they think of Pinnacle Subdivision and Country Club in Rogers.  Pinnacle is Northwest Arkansas’ premier gated golf community providing security, comfort, and entertainment for anyone that is willing to pay the upscale price. Pinnacle Subdivision Pinnacle is located just off interstate 540 on Exit 82.  Head west through the roundabout and you will find yourself at the main gate of Pinnacle Country Club.   The fountains, manicured grounds, and guardhouse should give you an idea of what you can expect inside.   There are approximately 600 lots on 540 acres of rolling Arkansas countryside withing the gates at Pinnacle.  There are a numb...

There are lots of reasons to get the home you are buying inspected.  There are very few reasons not to get a home inspection.  The issue of ‘We don't have the money' doesn't count because you shouldn't be buying the house if you don't have a few hundred extra dollars to spend on something important like a home inspection.  Most other reasons are similarly flawed.  Here's some reasons you'll be real happy you did... Reason #1: Husband can save himself alot of work... Why would you spend your hard earned money on an inspector that finds things wrong with your soon to be abode?  Because it will save you a boatload of work and honey-dos.  An inspector gives you a report on all their findings from the foundation to the roof and everything in between.  Face it, your wife's probably going to f...

Closing escrow on a your new home is the final curve in a long and winding road to home ownership.  By this point, most buyers are kind of like seniors in college - a little nervous about the last few days, kind of sick of the whole process, but basically just ready to get it over with and get on with life.  Here are a few things that help everything go more smoothly and make closing escrow easier than babysitting.  Heck, let's make it fun by putting closing tips together with babysitting tips.  That way we'll change two babies with one diaper *snicker*. Know what to expect going into it. This applies for your home closing and babysitting.  If you are about to babysit a two year old, it's much different than babysitting a twelve year old.  You'll have to plan accordingly.  The same goes...

2008.  What a year!  Alot has happened in the housing market and around the world.  While most areas continue to suffer, the Northwest Arkansas Housing Market has faired better than the rest in terms of home values, sales, and foreclosure rates.  Whether you are buying a home, selling your home, or you just want to know what the market is doing - this is downright informative stuff. A couple of things to keep in mind.  The following market report is for Residential housing in Benton and Washington Counties.  While MLS (multiple listing service) data is deemed reliable, it is not 100% accurate so this market snapshot comes with a disclaimer.  It is here to assist you in making informed housing decisions based on the market data we have available.   As you can see by the average days on m...

I recently wrote a post entitled Why Subscribing to my Blog will Help You Lose 5 Pounds.  I made my point by mentioning a few silly things that would make you move with little or no warning.  I think I wrote ten but I had a bunch more ideas...so without further adieu - here they are. Things that make you move because of finances: You lose your job at the widget factory. Gas goes above $5.00 a gallon. Gas is only at $1.64 a gallon, but you buy an F-450 and now need 5 times more gas. The stock market drops 34% in 4 months...oops, that one's real. Your Alt-A or Option ARM loan resets at 9% and your once $700/month house payment turns into $2100 per month. You have a major gambling problem and today ‘wasn't your day.' You have to pay for grandma to get a new hip. Two words, "Identity Theft....
