OK don’t going getting bent out of shape it’s not what you think.  I know I’ve had it done to me on more than one occasion.  I in fact have done this to other people and still do so to this day.  As for myself I’ll do this until the day I die and might even leave a reminder after death just as a “got ya last”.  The meaning of (jap’) a joke or jest, to play tricks on.  I love it and not only can I dish it out I can take it to.  What about you?

OK so I’ll ask how many friends do you have that knows you’re a good egg.  For me not so many but a vast amount of people know I’m a good egg that’s slightly cracked…  The rest of them know I’m a good egg that has one large crack and is beginning to spoil…   How many good eggs do you know that’s slightly cracked?  Enjoy the day and spread the joy.

OK save your time word does not recognize this word either.  Kind of a play on the word (word)…  Before we get started BTDT…  The question is like the title how many times I can tell you too many times to count.  Why just the other day while filling out a listing contract I did this.  Now you may ask what the world does “clanger” mean well I’ll tell you the meaning of (klan’er) a mistake or blunder.  Now how many or how often do you do this?  Enjoy the day

Ok I heard this one in church so my pastor is a funny guy.  As the story goes little Bill after Sunday school was being escorted into the sanctuary for services as he and the other young people were being led up to hear the pastor the teacher kept telling them to be quiet in church.   Finally after being told numerous times to be quiet in church Bill asked why do people need to be quiet in church and the teacher responded “Most of the people are asleep up there”  I add nothing to this enjoy the day.

It seems like only yesterday I could run for miles, jump tall buildings but I don’t know about stopping bullets.  Anyway there is a lot of things I used to do the mind is willing but the body says no way.  So the meaning of (mar ses’ant) to grow soft, withering but not falling off.  Now I’m good if I can walk a mile and climb over a fence.  Tried to stop a bullet once but it won.

If you don’t know the meaning of this word don’t worry I didn’t either until I read the meaning.  We do this all the time every day.  Now a lot of us don’t use the proper words and etiquette when doing this.  Did you ever wonder why some agents seem to get listings and sells while the vast majority of us struggle to get by?  It could be due to this.  The meaning of (in’ter lo kyoo’shen) talk between two or more people; interchange of speech.  Listen carefully and then speak only after you choose your words wisely.

A husband and wife are shopping in their local grocery store. The husband picks up a case of Budweiser and puts it in their cart. 'What do you think you're doing?' asks the wife. 'They're on sale, only $10 for 24 cans he replies. 'Put them back, we can't afford them demands the wife, and so they carry on shopping. A few aisles further on along the woman picks up a $20 jar of face cream and puts it in the basket. What do you think you're doing?' asks the husband. 'It’s my face cream. It makes me look beautiful,' replies the wife. Her husband retorts: 'So does 24 cans of Budweiser and it's half the price.' He never knew what hit him.

On their wedding night, the young bride approached her new husband and asked for 20.00 for their first encounter.  In his highly aroused state, her husband readily agreed.  This scenario was repeated each time they made love for more than 30 years with him thinking that it was a cute way for her to afford new clothes and other incidentals that she needed. Arriving home around noon one day she was surprised to find her husband in a very drunken state.  During the next few minutes he explained that his employer was going through a process of corporate downsizing and he had been let go. It was unlikely that at the age of 59 he’d be able to find another position that paid anywhere near what he’d been earning and therefore they were financially ruined. Calmly this wife handed him a bank bo...

OK all of you people who follow me on these little bits of wisdom before I tell you what this word means can you guess its meaning?  I would bet the vast majority of us fall into this category.  If you don’t that’s OK also.  Well if you haven’t guessed it by now I guess it’s time for me to reveal the meaning of (ma tes’) of mixed race, born of parents of different nations.  Did I get you on this one?

I pretty much know what I’m going to do as far as a contract goes.  Now opening my mouth and inserting my foot is another thing.  I never have been able not to spit out what I think and sometimes it does me good and sometimes not so good.  As I age I have earned to think about it before I speak but now for the meaning of (kaj’e tat) to think seriously and deeply; ponder; consider.  So tell me do you think before you speak or write that contract?

Before you go getting up in arms been there done that so now that is out of the way here we go. If you make an error do you blame someone else? On the other hand if all goes well do you take credit for the accomplishment? If you are willing to blame someone else when it goes to hell in a hand basket why take the credit when all goes well? Blame yourself when it goes bad and sleep well at night. This society is always looking for a scapegoat when it goes downhill and then stand up on a bandwagon when all goes well. That my good friend is my sermon for today.

As the story goes a plane was on its flight from point a to point b. All was going well and then they received a notification on the panel the rear door was not shut properly. The pilot went to investigate and as he pushed on the door to make sure it was shut properly the door came open. All the bells and whistles went off and the plane dropped like 4,000 feet like a rock. The passengers were screaming and the oxygen masks dropped from their secure location. However they did not need it. The co-pilot asked for emergency landing and as luck would have it an airport was nearby. Everyone knew the pilot was sucked out of the plane and as emergency personnel arrived as the plane taxied to its place they noticed the pilot holding onto the door. They literally had to pry his hands from the air...

Business Week magazine recently named Springdale as the best place in Arkansas to raise a family for the second year in a row.  It's nice to see Springdale recognized as it is frequently overlooked in favor of its better known neighbor--Fayetteville. Springdale has its own charms, not the least of which is affordability. Also the NW Arkansas Naturals AAA minor league baseball team plays in a brand new stadium, and Rodeo of the Ozarks is now in its 66th year. There are parks, parades, an aquatic center, very nice library, good schools and jobs. The city has been proactive in building three new east-west routes to move traffic more expeditiously across town while Interstate I-540 runs north towards Missouri and south to Fort Smith and I-40. All this and a lot more make Springdale very liv...

Over the weekend I had some company come in and visit.  We went out to eat Saturday and Sunday morning both we both woke up sick.  Won't go into a log vivid description but it did not take a brain surgeon to figure out we had a touch of food poison.  It being a Sunday I had a choice to make.  Either go to the local hospital emergency room (can we say $$$ man) or to the number one cure all in my family my wife.  She keeps everything (medically speaking) so that if it comes up again she has the cure.  Well sure enough she gave me the pill, I went to sleep and when I woke up everything is how it should be. That got me to thinking in real estate matters when I have a question of course first I go to my broker.  But there are times when she is in a meeting, or for one reason or another unava...

I have a success story about an appraisal. Well I consider it one because I have been through a ton of obstacles with this one property I have had since November. I got the listing in November of 2008. It turned into a short sale in Jan. of 2009. I have had countless offers on this property and two contracts have fallen through in which one was a week away from closing. The buyer could not financially afford the home even though I got a pre qual letter on him. Also the house didn't appraise for listed price. We were asking $139,900 and it only appraised for $133,500. Ok so back on the market current I go back to another agent and see if her clients still want the house, they had previously made an offer and was beat out from another offer that was higher and bank accepted it. She said y...
