Here is the most recent Ahwatukee AZ Real Estate Housing Market Report for July 2021:  After the average sales price of homes in Ahwatukee dropped $16,728 in June, it bounced back in July to a new all-time high of $598,420. The price per square foot of Ahwatukee homes has remained the same, or increased for five consecutive months. The price per square foot of homes sold in Ahwatukee increased in July to $258/sf. Since reaching an all-time low of 23 days on market, the Ahwatukee DOM has increased for the second straight month, up to 27 DOM in July. Here is the most recent Ahwatukee AZ Real Estate Housing Market Report for June 2021:  After the average sales price of homes in Ahwatukee increased to an all-time high of $597,063 last month, the average sales price dropped $16,728 in June, now sitting at $580,335. After increasing for four straight months, the price per square foot of homes sold in Ahwatukee stayed the same as in May, at $249/sf. Days on market decreased 7 between April and May, but increased 1, to 23 DOM in June. Ahwatukee DOM is just one day over the all-time low, which means demand for homes in Ahwatukee is high, and homes are still selling fast.  Ahwatukee home sales for June decreased one, down to 150, after increasing the last three months. Here is the most recent Ahwatukee AZ Real Estate Housing Market Report for May 2021:  The average sales price of homes in Ahwatukee increased by $42,236 in May, after dropping $6,880 in April, reaching a new all-time high of $597,063 for May. The price per square foot increased for the fourth straight month, from $240/sf to $249/sf. Days on market decreased from 29 down to 22 for May, after increasing from 26 to 29 DOM from March to April. The DOM is at an all-time low, which means demand for homes in Ahwatukee is high, and homes are still selling fast.  Ahwatukee home sales for May increased for the third straight month to 151 homes sold, a 25.8% increase from May of 2020. However, days on market increased in April from 26 to 29 DOM after decreasing the last two months. This month's increase over February was over $55,000. The price per square foot increased for the second straight month, from $225/sf to $229/sf after dropping down to $211/sf in January. Days on market also decreased for the second straight month, dropping from 35 to 26 DOM. Days on market increased to 40 in January after decreasing last month. Days on market increased for the second straight month, from 31 in September to 39 by November. It's pretty typical for this time of year, and at 39, the DOM is still very low, which means homes in Ahwatukee are still selling fast. Ahwatukee home sales are way higher than in November of last year, up 24.0%. Days on market, however, has increased to 34, which is still very low. Ahwatukee home sales are way higher than in October of last year (27.2%), which I believe may have something to do with the COVID-19 pandemic extending the summer home sales season, and the continued high demand for homes in the Phoenix Metropolitan area. The average sales price and price per square foot both increased over last month, with the average sales price reaching an all-time high of $480,873! Days on market has lowered to 31, which is extremely low. Ahwatukee home sales are slightly lower than in September of last year, but remained exactly the same as last month (116). The number of new listings is significantly higher than in September of last year (27.8%). The number of active listings remains lower than September of last year.
