 Home sales rose but prices retreated in the Anthem real estate market during April.  The total number of homes sold was up 24% over March and up 16% year over year.  The average sale price decreased by 4% versus March but was up 8% over April 2018.  The price per square foot was up 4% over March and was up 9% year over year. The 12 month moving average ($350,525) was up 1% over March, and is up 4% from last year.  The days on market rose to 83, up 14% versus March and up 20% from April 2018. Sales increased 54% over February but were down 25% year over year.  The average sale price increased 4% versus February and was up 7% versus March 2018.  The average price per square foot was virtually the same as February, and was up 3% year over year for the Parkside. The average days on market was down 36% versus February and down 38% versus March 2018. The inventory of homes on the market is at a 2.00 month’s supply, still a seller's market. The Anthem Country Club real estate market continued to plateau in March, although the month over month numbers looked a little better. The total number of homes sold in the Country Club was up 44% versus February but was down 38% from March 2018. The average sale price increased by 11% over February, but was down 8% from March 2018. The price per square foot rose 1% from February but was virtually the same year over year. But more importantly for the seventh month in a row the 12 month moving average slipped, now at $413,759, down 2% from February and now down 4% from March 2018.
