The Anthem real estate market showed us a little love in February, but there are still some unsettling signs being posted. The total number of homes sold was up 17% from January, and up 39% over February 2016.  The average sale price was down 14% from January and up 4% year over year.  The 12 month moving average was flat again month over month, and up only 1% from last year.  The price per square foot was also flat versus January and down 1% year over year. The days on market increased dramatically, now standing at 105 days, up 69% from January and up 36% from February 2016. The burn rate, (or homes under contract versus homes on the market) is now about 2.58 month’s supply, still signalling a sellers market.  There are now 190 homes on the market in Anthem, and 120 homes pending/under...

The Scottsdale real estate market started the new year on an up note. The numbers are still not fantastic, but we're seeing signs of a potentially bright 2017.  Sales activity was down 10% from December and up 25% over last January, but the number of homes pending bodes well for a big February and March. The average sale price was up 4% over December, but down 2% from January 2016.  The 12 month moving average sale price was also flat month over month and increased only 2% year over year,  now standing at $510,350.  The number of homes on the market is 3,212, up 2% over December with the days on market at 112, 3% more than last year.  The burn rate (homes pending/home sold) is at 3.87 months, a fairly dramatic shift back to a more balanced market.  And the highest selling home for the m...

The Phoenix, AZ real estate market started 2017 a little slow.  The number of homes sold in January was down 18% from December, but up 9% over last year. The year over year price increase continues to move in the right direction, up 7% over January 2016. The 12 month moving average sale price is now $257,898, up 7% from the previous year and continuing to close in on our pre crash highs.  The number of homes on the market is 3,921, up 2% from December,  with the days on market at 74, up 6% over last year and still within the benchmark of a seller's market.  The "Burn Rate" (pending sales/active listings) has decreased to 2.59 months supply due to the dramatic increase in pending sales (up 31% over December).  January marked the return of sales of the larger homes in the Anthem Country Club.. The total number of homes sold in the Country Club decreased slightly from December, but was up slightly year over year.  The average sale price jumped greatly over December 2016, most likely attributed to larger, more expensive homes selling. Year over year the average sale price increased by 10% and the price per square foot continued to move up, 5% year over year.  The days on market continued to move down, and the burn rate, (or homes under contract versus homes on the market) is now  4.84 month’s supply.  January kicked off the New Year on an upbeat for the Anthem Parkside real estate market. Home sales were up 11% over December, and 28% from last year.  The average sale price continued its slow trajectory upward, about ½% over last year.  And the average price per square foot remained the same year over year for the Parkside. The average days on market decreased a bit from December but was up 34% year over year. The inventory of homes on the market is at 2.33 month’s supply, a strong seller’s market. December gave us a mixed bag in the Serenity Villas real estate market. The total number of homes sold in December dropped to 1, half as much as both November 2016 and December 2015 in The Villas.  The days on market for the home that sold decreased dramatically from November, and was down 35% from last year.  There are 2 homes on the market in The Villas at this time and the 12 month moving average price, $154,111 continues to edge up, 5% versus 2015,  Currently there are 4 homes under contract in The Villas.  Combined with the numbers in the Anthem Parkside and Anthem Country Club we can say that there was definitely a slow down in the Anthem real estate market in the second half of 2016.Here are the latest stats for the 30 days ending 12/31/16:Active Listings: 2Homes Pending: 4Homes ...

 The Anthem Parkside real estate market was a mixed bag as we finished 2016. The total number of homes sold in the The Parkside was down 7% from November, but up 28% over December 2015.  The average sale price was down 8% from November and up 3% year over year.  The 12 month moving average was flat again, but up 6% from last year.  The price per square foot increased by 13% over November and up 9% year over year. The days on market finally decreased, now standing at 68 days, down 12% from November down 13% from December 2015.
