September saw a significant slow down in the Serenity Villas real estate market. The total number of homes remained the same as August, but is down by 67% from Sept. 2015 in The Villas.  Most significantly we saw the days on market for those homes that sold increase dramatically from August and last year both. There's one home on the market in The Villas at this time and the 12 month moving average price continues to edge up, 4% versus 2015, but is leveling off. Currently there are 2 homes under contract in The Villas.  These numbers are but a snapshot of The Villas real estate market, so we can't draw any trendlines yet. But coupled with similar numbers in the Anthem Parkside and Anthem Country Club we can say that there's definitely some brakes being put on the Anthem real estate mark...

September 2016 saw the Anthem Parkside real estate market flatten out a bit. Home sales were down 2% from August, but 90% over September last year.  The average sale price dropped 7% from August but was up 4% year over year.  The average price per square foot, probably the best market litmus test, decreased 3%  from August and decreased 1% year over year.  The average days on market remained the same versus August and was down 2% year over year. The inventory of homes on the market is at 2.74 month’s supply, signifying a modest seller’s market. Continuing our years long trend, the 12 month moving average, $285,719  is up 6% from last year.  The number of homes currently on the market is 115, 24% more than last year. September 2016 saw a sharp drop off for the Anthem Country Club real estate market. The total number of homes sold in the Country Club was the fewest we've seen since Septermber 2014.  The average sale price increased over August and year over year, but the 12 month moving average remained flat over August and actually decreased by 4% from last year.  The first time we've seen that since we hit the bottom of the market in last summer 2011.  The price per square foot also decreased by 2% from August and down 3% from last September. The days on market also jumped dramatically to 154 days, 29% greater than August and 21% over September 2015. The 2nd quarter of 2016 saw a dramatic uptick in activity for the  Anthem Parkside real estate market. Home sales were up 54% over the 1st quarter of 2016, just about the same as last year.  The average sale price also rose significantly from the 1st quarter and 10% year over year.  The average price per square foot increased a more modest 2%  over the 1st quarter and 6% year over year, keeping up the overall upward trend in Parkside.  The average days on market is down 4% year over year and the inventory of homes on the market is at 2.53 month’s supply, signifying a modest seller’s market.
