The Anthem real estate market remained on an even keel through December 2015 as we head into the traditional buying season.  The number of homes sold was up 18% from a year ago, and up slightly over November.   The 12 month moving average sale price continues to edge up, climbing to $305,649, up 2% from the previous year.  And the number of homes on the market edged down a bit to 184 with the days on market at 80, a little less than last year.  All told, the Anthem housing market is in very good shape at this time.Here are the latest stats for the month ending 2/29/16:Active Listings: 212Homes Pending: 136Homes sold in last 30 days: 49 (Up 7% from Jan. The total number of homes sold dropped slightly, but continued the long term upward trend in The Villas. Anthem Parkside Home The fourth quarter of 2015 saw the expected holiday slow down for the Anthem Parkside real estate market. Home sales were well off from the third quarter of the year but up 10% from last year.  The average sale price continued its upward trend year over year (+6%).  And the average price per square foot increased (+4%) as well, signifying that home prices of all sizes are still increasing in the Parkside.  The average days on market increased over last quarter but was down 14% year over year. The inventory of homes on the market is at 2.57 month’s supply, so we’re still leaning toward a seller’s market.   The 4th quarter saw the usual holiday slow down for the Anthem Country Club real estate market. The total number of homes sold in the Country Club pulled back from the 3rd quarter but was quite a bit better than the 4th quarter 2014. The average sale price dropped a little, but the price per square foot was up 4% year over year, signifying that more smaller homes are selling at this time. The days on market edged down, but we have about a 5 month’s supply of homes on the market ,which suggests that we’re in a slight buyer’s market right now. One other item to note, for the second straight quarter the 12 month moving average has declined year over year (-2%). That’s the first time that has occurred since the market meltdown of 2008-10.
