Happy Holidays! The 3rd Qtr showed an uptick in the Serenity Villas real estate market. The total number of homes sold in The Villas increased as well as the average price. The 3rd Qtr. also saw the days on market for those homes that sold shrink dramatically from the 2nd Qtr and last year collectively. There’s only 1 home on the market in The Villas at this time, an 80% decrease from the 2nd Qtr. The 12 month moving average price is up 3% versus 2014. And currently there are 2 homes under contract in The Villas. The third quarter of 2015 was similar to that of the same time last year for the Anthem Parkside real estate market. Home sales were down a bit from the second quarter of the year and just about the same as last year.  The average sale price continued to edge up year over year (+9%).  The average price per square foot increased (+6%) as well, telling us that home prices of all sizes are increasing in the Parkside.  The average days on market continued to decline, less than 3 months now, which signifies a seller’s market. The 12 month moving average, $269,567 is up 3% from last year.  The number of homes currently on the market is 93, 30% less than last year.
