The second quarter of 2015 showed mixed signals for the Anthem Country Club real estate market. Home sales were up dramatically from the first quarter of the year as well as the same time last year.  The drop in the average sale price year over year (-2%) is still a bit of a concern, but much like last quarter, the smaller, less expensive homes are selling which is still holding the average sale price down a bit.  Homes in the $500k + range are still taking a bit longer to sell but we did see a million dollar plus sale in the Club this past quarter.  So things in that price range are looking up.  The average price per square foot decreased a bit as well.  And the average days on market is still in the 3 month plus range.  The Anthem real estate market continued to show signs of strength through June 2015.  The number of homes sold increased from May and year over year, staying in line with national trends.   The 12 month moving average sale price is still continuing on upward trend, but we are maintaining single digit gains, up 2% from the previous year.  The number of homes on the market increased to 198, 27% less than where we were at the same time last year.  Days on market decreased to 78 days in June, 10% less than last year.  However, homes in the $500k + range are taking a bit longer to sell, 127 days on average.Here are the latest stats for the month ending 6/30/15:Active Listings: 198Homes Pending: 108Homes sold in last 30 days: 98 (Up 18% from May '15, Up 32% from June '14)Burn rate (Inventory... 07/02/2015

On April 9, 2014 I joined a club that nobody wants to be a member of, the bereaved parents club.  During my daughter's cancer treatment I started following other local kids on Facebook that were in their own battles.  I drew a lot of my strength from the example these kids set, including my daughter Abby who was as relentless as they come.   One of these kids was a teenage boy named Tyler.  He was diagnosed with DIPG, an inoperable brain tumor a few months before Abby was diagnosed with her Leukemia.  You probably never heard of DIPG until you were introduced to Lauren Hill, the college basketball player that lost her battle earlier this year. The first quarter of 2015 finished with a bit of a whimper in the Anthem Country Club real estate market. Home sales are off slightly from the same time last year as we head into the prime “selling season”. The drop in the average sale price year over year (-6%) tells me that the smaller, less expensive homes are selling, dragging the average down.  Homes in the $500k + range are taking a bit longer to sell these days.  However, the average price per square foot did increase, ever so slightly.  But, the average days on market of those homes that did sell is up by a third over the same time last year. The 12 month moving average, $392,505 is up 4% over the same time last year, which is about at historic norms.  The number of homes currently on the market is 117, down about 6% from last y... 04/08/2015
