Activity remained flat in the Anthem Parkside real estate market through October. Home sales were down slightly, 6% versus September, and were down 2% year over year.  The average sale price increased, up 3% versus September and up 4% over October 2016. The average price per square foot increased as well, up 4% from September, and up 8% year over year for the Parkside. The average days on market decreased, 10% versus September and down 10% from October 2016. The inventory of homes on the market is at a 2.83 month’s supply, moving back toward a balanced market. The 12 month moving average, $296,916 is up 3% from last year, staying consistent over the past year.  And the number of homes currently on the market is only 88, while the number of homes currently under contract in the Parkside ...

 The Anthem Country Club real estate market picked up in October. The total number of homes sold in the Country Club increased from September, up 22%,  and up 10% from October 2016.  The average sale price increased in October, up 14% from September, and up 6% year over year. The price per square foot dropped a little, down 2% from September and was flat year over year.  The days on market increased significantly from September, up 34%, but down 23% year over year. The burn rate, (or homes under contract versus homes on the market) is now 4.27 month’s supply, edging toward a buyer's market.  One of the many cool things about Anthem, Arizona is the Veteran's Memorial Monument located in Anthem's Community Park.  The monument is a series of five pillars with elipses arranged to capture the sun's rays each year on November 11, at 11:11 am, the precise time and date the Armistice Agreement was signed ending World War I.  The suns pillars are aligned to direct the sunlight on to an emblem of the Great Seal of the United States.  Each pillar represents a branch of the U.S. Military.This year's Veteran's Day Cermony commences at 10am, on Saturday, Nov. 11th at the Veteran's Monument in the Anthem Community Park off Gavilan Peak Parkway.  For more information go to: http://www.onlineatanthem.com/news_detail_T15_R25.php

The Anthem real estate market still remained flat in October. The total number of homes sold increased slightly, 1% from September, and up 1% from October 2016.  However, the average sale price increased 11% from September and was up 7% year over year.  The 12 month moving average ($322,343) continues to remain flat month over month and is now up 3% from last year.  The price per square foot was up 3% over September and was up 7% year over year.  The days on market increased, now standing at 83 days, up 19% versus September, but down 12% from October 2016.  The burn rate, (or homes under contract versus homes on the market) is now about 3.26 month’s supply, back to a more balanced market.  There are now 163 homes on the market in Anthem, and 72 homes pending/under contract, foretelling ...

While the numbers of Short Sales and REOs in Anthem are way down from the staggering levels following the market crash about 10 years ago, there are still some properties "under water" and some that have received a Notice of Default, the first step in the process that will result in the Trustee's Sale on the courthouse steps. It's always sad to see people give up and walk away from a home, particularly when alternatives exist which may well be better for them and their lien holders. We've learned that often those who "opt" to let the home go to foreclosure "by default" often believe that their personal circumstances prevent them from doing a Short Sale.   Circumstances such as: Multiple Home Loans IRS Income Tax Liens Past Due Child Support Past Due HOA Fees ...and the list goes on. In ...

 The Villas real estate market finished the summer strong through September. 4 homes closed escrow in The Villas for the month, down 20% from August and up 400% from last September.   The average sale price for the homes sold in September increased 7% versus August, up 19% over last September.   There is currently 1 home on the market in The Villas at this time.  However, there are 4 under contract, which bodes well for October's market report. The 12 month moving average price, $161,797 continues to edge up, 7% versus 2016. The Anthem Parkside real estate market continued its summer slump too through September. Home sales were up by 9% versus August, but were down 14% year over year.  And the average sale price decreased, down 12% versus August but up 2% over September 2016. The average price per square foot decreased as well, down 3% from August, and up 6% year over year for the Parkside. The average days on market increased, 19% over August but down 3% from September 2016. The inventory of homes on the market is at a 2.96 month’s supply, moving back toward a balanced market. The price per square foot increased 6% from August and up 4% year over year.  The days on market increased significantly from August, up 70%, but down 34% year over year. The burn rate, (or homes under contract versus homes on the market) is now 4.09 month’s supply, edging toward a buyer's market.  The Anthem real estate market remained faily flat in September. The total number of homes sold increased slightly, 4% from August, and up 3% from September 2016.  However, the average sale price decreased 7% from August and remained the same year over year.  The 12 month moving average ($320,367) continues to remain flat month over month and is now up 3% from last year.  The price per square foot was pretty much the same as August  and was up 8% year over year.  The days on market increased, now standing at 70 days, up 32% versus August, but down 14% from September 2016.  The burn rate, (or homes under contract versus homes on the market) is now about 2.66 month’s supply, edging back toward a seller's market.  There are now 154 homes on the market in Anthem, and 93 homes pending/under ...

Activity in The Villas  real estate market ticked up considerably in August. 5 homes closed escrow in The Villas in August, up 250% over July and up 500% from last August.   The average sale price for the homes sold in August increased 6% versus July , up 8% over last August.   There are currently no homes on the market in The Villas at this time.  However, there are 4 under contract, which bodes well for September's market report. Home sales decreased by 32% versus July, and were down 22% year over year.  However, the average sale price increased, up 6% versus July and up 8% over August 2016. The average price per square foot increased as well, up 3% over July, and up 7% year over year for the Parkside. The average days on market continued to decrease, 19% year over year and 13% from July. The inventory of homes on the market is still at a 2.36 month’s supply, a strong seller’s market. The Anthem Country Club real estate continued to cool off in August. The total number of homes sold in the Country Club declined from July, down 11%,  and down 36% from August 2016.  The average sale price decreased again in August, down 5%, and down 2% year over year. The price per square foot decreased 2% from July and fell 3% year over year.  One bright spot is that the days on market dropped 54% versus July and down 50% year over year. The burn rate, (or homes under contract versus homes on the market) is now 2.85 month’s supply, back to a more balanced market.
