No homes closed escrow in The Villas in March, down from 3 in February and 3 last March.   There's only 1 home on the market in The Villas at this time and the 12 month moving average price, $154,856 continues to edge up, 3% versus 2016.  The Anthem Parkside real estate market continued to plug along in March. Home sales were up 10% over February, and up 20% from last year.  The average sale price continued to move up, 6% over last year.  And the average price per square foot rose 10% year over year for the Parkside. The average days on market decreased dramatically, 40% from February and decreased 34% year over year. The inventory of homes on the market is at 2.32 month’s supply, a strong seller’s market. The 12 month moving average, $289,954 is up 6% from last year, a nice steady rate of appreciation.  And the number of homes currently on the market is 100, while the number of homes currently under contract in the Parkside is 76.  Activity picked up in the Anthem Country Club during the month of March. The total number of homes sold in the Country Club increased significantly over February, and was up slightly year over year as well.  The average sale price increased over Februaryc 2017. Year over year the average sale price increased by 17%,  and the price per square foot increased 7% year over year.  The days on market dropped dramatically, 39% versus February and 36% year over year. The burn rate, (or homes under contract versus homes on the market) is now 3.58 month’s supply.  Activity continued to increase during March in the  Phoenix, AZ real estate market. The number of homes sold in March was up 36% over February, and up 6% over last year. The year over year price increase continues to move in the right direction, up 8% over March 2016. The 12 month moving average sale price is now $261,559, up 8% from the previous year and now just about at our pre crash highs.  The number of homes on the market is 3,671, down 3% from February,  with the days on market at 71, slightly down from last year and still within the benchmark of a seller's market.  The "Burn Rate" (pending sales/active listings) has decreased to 2.17 months supply due to another dramatic increase in pending sales (up 5% over February).  The Anthem real estate market picked up a bit in March. The total number of homes sold was up 19% from February, and up 9% over March 2016.  The average sale price was up 11% from February and up 14% year over year.  The 12 month moving average moved up slightly month over month (1%), and up 3% from last year.  The price per square foot also rose versus February and was up 9% year over year. The days on market dropped dramatically, now standing at 68 days, down 35% from February and down 34% from March 2016.  February saw  the return of sales of the smaller homes in the Anthem Country Club.. The total number of homes sold in the Country Club decreased slightly from January, but was up slightly year over year.  The average sale price dropped greatly over January 2017, most likely attributed to smaller less expensive homes selling. Year over year the average sale price increased by 3%, however, the price per square foot dropped 6% year over year.  The days on market spiked up as well 139% over January and 90% year over year. The burn rate, (or homes under contract versus homes on the market) is now 3.48 month’s supply.
