The weather in Arizona this week could be one for the record books.  The picture to the left is of an area wash. People all over Arizona braced for one of the biggest storms the state has seen in some time.  Yesterday they were even warning of Tornadoes in Phoenix.  We aren't done with the storm yet but it appears the worst may be over. I feel bad for the winter visitors to our Arizona retirement communities who decided to roll into town this last week.  Yesterday the airport was even shut down and a report last night said over 120 flights were delayed or canceled. It appears those of us here in the NW valley had some of the highest rainfall totals for the greater Phoenix AZ area with Sun City Festival in north Buckeye logging just over 4 inches of rain in the last week and areas around... 01/22/2010

Wow! I just went to preview a home that my office has listed in Buckeye today, and I was amazed!  This home has been sitting on the market for over 10 months, and I cannot figure out why. This manufactured home is located in the outskirts of Buckeye on a 1+ acre lot.  That means it has plenty of room for horses, big rigs, and/or an RV.  The home is in great shape; it does not need really any repairs.  The only "repairs" are possibly just some updating, but otherwise, it would be a great starting place or move up/down.  If I was in the market to buy another home, this would be at the top of the list.  If nothing else, the value would be in the land for sure.  With that much land, there is a great potential for just about anything you would want to do. The Verrado development, in the west valley, 25 miles from downtown Phoenix, will be getting a state-of-the-art fire station.   The new location, on Verrado Way and Thomas Road will serve to protect the 1600 home community (14,000 homes projected at build out) along with the I-10 corridor,  future businesses and the newly planned Banner Hospital and medical complex.   The Verrado community is in the City of Buckeye  which received a $3.5 million dollar federal grant to build the new fire station.  The expected cost is $4.4 million dollars.  DMB Inc. , the Verrado developer, will contribute around $900,000 to complete the cost requirement to construct the new facility. 3rd quarter resale Sun City Festival real estate sales figures have been posted to my website.  It was a slow summer for home sales out there in north Buckeye, Arizona. Over the last week or so our MLS listings for Sun City Festival have been on the increase.  I think it will be an interesting yesr for the resale market out here this year.  Normally it is difficult for homeowners to re-list their homes and successfully sell them in a community this young due to the builders giving away huge incentives to buy new construction.  But Pulte has changed their program.  One of the big draws for buying out there was that granite countertops, and many of the other features that are considered upgrades in most communities, were being given as standard fare out in Festival.  That has changed now.... 10/03/2009

Distressedamania .... I don't think it's a real word.  As a matter fact I know it's not.  You can't find it in a dictionary or Wikipedia but it does exist.  I define it as a condition caused by the overly active, highly aggressive, center focused buyer seeking distressed properties at an incredibly high value for an incredibly low price.  Here in the west valley of Phoenix, Buckeye in particular, I believe it's spreading at an unimaginable rate.  It's like the "best kept secret of our time".  Homes selling for $70,000 to $80,000 with swimming pools, on golf courses that not too long ago sold for $200,000 or more.  Cost per square foot averaging $56.91/square foot this year in Buckeye, compared with $91.26/square foot a year ago as reported by The Cromford Report www.cromfordreport.com ... 10/01/2009
