I had the chance to visit the Mokarabia Coffee Bar in Verrado for the first time today.  Pleasant atmosphere and friendly service.  The coffee is excellent and business is brisk. In the 18th century the Zanetti family (Italy) became coffee importers.  Today - the tradition continues in Verrado at the Mokarabia Coffee Bar. Coffee, Espresso, Tea or Hot Chocolate? Why should you use a REALTOR to purchase new construction in Verrado? Purchasing a new home in Verrado is an exciting experience for the Buyer.  The purchase process for a new home in Verrado is significantly different than purchasing Verrado homes on the resale market. Each builder at Verrado has their own contract, which they REQUIRE Buyers to use, or they won't sell to them.  Even if you have previously purchased real estate in Arizona, for example a home in the Phoenix area, even if it has been new construction, it's highly likely that the contract you'll be asked to sign is a document new to you.  Builders do not offer discounts to those who buy a home in Verrado if they buy without representation.  Builders do offer incentives to Verrado home Buyers for using their lender, purchas...

And so, Buckeye continues to amaze in its development.   Douglas Ranch, a new master planned community that is bigger than Tempe, will begin building in 2009.   The development is planning 100,000 homes and will have a 300 acre central park.    This park will house cultural and entertainment events as well as sports fields.   This would be the largest park in Arizona.   Throughout the neighborhoods will be natural washes and 2000 acres devoted to smaller communities and parks within the subdivisions.   The community is planning 27 elementary schools.   The developers of this community are planning well.   Not only are they preparing for a largescale master planned community, they are also trying to get the jobs in Buckeye to support these homes.   The developers are already working with...

One phenomenon noticeable in the Phoenix metro area has been the significant challenges Sellers face when competing with a Builder who essentially offers more, for less. Resales in built out areas continue to hold their value, while resales in areas that compete with Builders are finding that the market value based on past sold comps is "out the window". The age restricted communities of Sun City, Sun City West and Sun City Grand are no exception when it comes to competing with the brand new Sun City Festival.  Builders continue to juggle their pricing models - heard from a prominent local builder yesterday that instead of continuing with their 100K incentive they are instead lowering their base price by close to that amount - yet still offering a 10% co-broke to the Buyer Broker.  This would be the same outfit that only a year ago was paying a flat fee of $4500 regardless of purchase price - worked out to be about 1% of purchase price.The thing that really amuses me with these constant juggling efforts is the apparent lack of recognition that co-broke "incentives" don't amount to a hill of beans unless the Buyer Broker allows the Buyer to reap part of the benefit. Last year we sold 3 of these - all for the flat fee commission -  because that is what our BUYERS wanted to buy.  This year - our...
