Cave Creek, AZ Market Report November 2012  - Total Active Listings are up 7% over the past 30 days and 22% since June.  - Lender Owned (REO) and Short Sales (SS) make up 10.8% of Total Active Listings. Like most of the Phoenix Metro area the number of Short Sales and Lender Owned listings in Cave Creek have steadily declined over the past 6 months.  - Lender Owned (REO) prices had been declining over the past 6 months but are up sharply in November. This is due, at least in part, to the sale of a $1.5 Million REO property on 20 acres that sold at $449 per square foot. If I remove that one sale the average drops to $126 per square foot, an increase of 19% month over month.  - Lender owned properties are selling quickly in Cave Creek, AZ averaging 70 Days On Market (DOM) and many are re...

Geodesic Domes in Arizona Geodesic Domes in Arizona are not very common, but they are of great value when it comes to staying cool in the summer heat. The dome has one third less surface area to the outside than a box style structure. The amount of surface area exposed to the elements has a much greater impact on energy efficiency and reduced your cooling costs. The strength of Geodesic Homes in Arizona is far superior than a box style home. They can stand up to winds, earthquakes and snow! The spherical design distributes all points of the structure to share the stress and loads evenly, keeping them in tact in the elements. Where can I get a Geodesic Dome in Arizona? Call Amy Today for a list of what is available. 480-294-8680

by kodiriddlerealestateblog Mix of Distressed Sales is Changing Daren Blomquist, vice president, RealtyTrac As published in Scotsman Guide's Residential Edition, December 2012. U.S. foreclosure activity dropped to a five-year low this past September, partly because lenders and servicers are disposing of distressed properties earlier in the foreclosure process and even before the foreclosure process begins.   This paradigm shift in the disposal of distressed loans is likely attributable to several factors: the recent national mortgage settlement, the short-sale guidelines from Fannie and Freddie that took effect Nov. 1, tougher state foreclosure laws, litigation challenging proper foreclosure procedure, municipal ordinances fining banks for foreclosed homes that are not properly maintain...

Cave Creek Luminaria Run 2012's Event Was Held Saturday, December 1st   What a fun event the 10th Annual Cave Creek Luminaria Run was! It was my first time participating. I decided to walk the route with my girlfriend and take photos so I could include them in this post, therefore my stellar race time and 396th placing in the 5K race. About 600 people participated in the four different events - the Little Kids 50 Meter Desert Dash, the Big Kids 100 Meter Desert Dash, the 5K run, and the 1-Mile Run Run/Walk. The bright yellow shirts for participants with the $25 advance entry fee were a big hit - easy for cars to spot in the dark! The Cave Creek Luminaria Run started at the Cave Creek Rodeo Grounds at 28th St. and Cloud Rd., just west of the Cave Creek Recreation area.  the evening was b...

Cave Creek AZ 85331 Market Report October 2012  - Total Active listings are almost unchanged from September 1 through October 31 and very steady with small fluctuations from May through October.  - Lender Owned (REO) and Short Sales (SS) make up less than 14% of Total Actives.  - Lender Owned (REO) prices are down 12.4% month over month. REO's have been slowly falling in price per square foot ever since June when the price was $136. Lender owned inventories have remained pretty constant in the Cave Creek Market fluctuating between 9-11 properties per month.  - Unlike REO and Normal Sales, Short Sale prices have bounced around over the past 6 months and I believe the main reason is the small number of short sales each month and the variety of property price points. Total number of short...

To me, this is a wonderful tme of the year; traditions - new and old - favorite recipes and (sometimes more fun) new recipes. Came across this one on the web when looking for a cranberry bread recipe.  Made a few modifications - quick, easy, and think you'll like it! Pumpkin Cranberry Bread      1 c canned solid pack pumpkin (1 large can was enough for 2 breads and pumpkin pudding) 1 c sugar 1/4 c water 2 large eggs 1/4 c vegetable oil 1 tsp vanilla 2 c flour                                 2 tsp  baking powder 1/2 tsp salt 1/4 tsp baking soda 1/4 tsp cinnamon 1/4 tsp ground ginger 1/8 tsp ground cloves 1 c fresh or frozen cranberries (1 pkg of the fresh was enough for 2 loaves) - see note Preheat oven to 350*; butter loaf pan. Beat together pumpkin, sugar, water, eggs, oil, and vanilla...

Achieving Homeownership After a Foreclosure: Report by kodiriddlerealestatebrokerblog Achieving Homeownership After a Foreclosure: Report 10/30/2012 By: Esther Cho      Apparently, if one loses his or her home to foreclosure, the waiting period to qualify for another mortgage can easily be another decade. According to a report from the Federal Reserve Bank of San Francisco, a mere 10 percent of borrowers with a history showing a serious delinquency were able to obtain a mortgage again within 10 years. In addition, subprime borrowers, or those with credit scores lower than 650, have an even more difficult time returning to the market. For borrowers who end their mortgage for a reason other than default, they were able to access mortgage credit about two-and-a-half times faster compared t...

Inventory of New Homes Down to Lowest Level in Nearly 50 Years By: Tory Barringer                                                10-31-12 The U.S. housing market “has entered a sustainable period of improving conditions,” Pro Teck Valuations CEO Tom O’Grady says in the company’s most recent Home Value Forecast. Pointing to “very low mortgage rates, stable to rising home prices, declining unemployment, declining housing inventories and a strong rental market,” O’Grady says housing is in a good position to continue growth. Those positive trends should lead to growth in the overall economy, he adds. “As real estate has historically been one of the most important leading indicators of economic activity, this has positive implications for the economy,” he says in the report. “This is particu...
