Vegetarian Dining in Cave Creek? You Bet!  Finally! Yesterday I made it to Chef Sara's Raw Vegan Academy & Cafe in Cave Creek, Arizona.  Yes, that's right.  Not only a vegetarian restaurant in Cave Creek, but vegan and raw, to boot!  The cute little rustic house in which the restaurant is located is a little hard to find - a little off the beaten path (located east of the Dairy Queen and behind Big Bronco) - but SO WORTH the hunt!  When I got there, I joined another gal at the counter who had driven 15 miles to get there for her lunch after dropping her kids off at summer school.  Chef Sara's Raw Vegan Academy & Cafe is advertised as "The first restaurant on the planet that is FREE of GMO, gluten, soy, peanuts, cashews, nightshade, hoeny, grains, corn and beans."      All professions have different "lingos."  One of the words people in the real estate profession will use is comps - short for comparable properties.  But, what is a comparable property?  Some people seem to have a different perception.        For recent buyers, I pulled up "comps".  The subject they were possibly interested in is 1800 SF with a 2 car garage and pool.  It is located on an acre lot on a horrible dirt road in an area which is zoned for horses.  It used to be zoned rural/county land until the tract home developers moved into the area.  The home was built in 1994.       So, I pulled comps from 1600 SF to 2000 SF,  with or without a pool, in any of the areas which are zoned for horses and have an acre or larger lot, avoiding all of the tract home subdivisions.  Home age... 06/28/2012

    When working with potential buyers, I will spend one day "shopping" with them - viewing homes, seeing what's out there, getting a feel for their likes and wants.  But, after that, if the buyers are not pre-approved for their new home loan, then we're just burning tire rubber and wasting precious gas (particularly at almost $4.00 a gallon.)       I got an email tonight from some buyers I'm working with.  It started out with, "I'm bummed - that home in Tatum Ranch went to contract and it was our favorite."  This is why it's not a good idea to put the cart before the horse and look at homes.  You are only setting yourself up for disappointment.        Particularly in a VERY HOT Scottsdale/Cave Creek/north Phoenix real estate market where the inventory is at a 7 year low and many homes ... 06/18/2012
