Chandler is a suburb of Phoenix and is located in the Southeast Valley.  The population was 240,595 according to the Census Bureau's 2006 estimate.  As you will see below, it has seen some significant growth since the 2000 census.   This is a picture of a typical home in Chandler. As of the census of 2000, there were 176,581 people. The racial makeup of the city was 76.19% white, 3.48% black or African American, 1.20% Native American, 4.22% Asian, 0.14% Pacific Islander, 10.76% from other races, and 3.01% from two or more races. 21.99% of the population were Hispanic. Can we lowball a bank owned/REO Chandler home?  In real estate, everything is negotiable.  So the answer is yes, you can do that.  But in this market, is that a wise decision?  It depends.  How badly do you want the property?  Are you looking to live in the house or will it be an investment?  How long has the home been on the market?  What's the condition of the home?  What is a short sale?   A short sale, also known as a short pay or short pay off, allows a homeowner to sell their property for less than the amount owed to the bank.  When the market value of the property is less than the amount owed, the owner is considered upside down.  The proceeds from the sale are used to pay off the outstanding amount of the mortgage although the proceeds will be "short' the amount actually owed on the mortgage.  It allows a homeowner the opportunity to avoid foreclosure.  Ultimately it may put their credit standing in a better position than if an actual foreclosure were to take place.  The entire process hinges on the approval of the lender to accept less than the amount due. When was the last time you visited Downtown Chandler? If it has been more than a few months, you are in for a treat when you come downtown.  On a recent Friday night, while looking for a nice place to enjoy a glass of wine and maybe hear some music, my spouse and I first approached the Kokopelli Winery.  With a wine tasting going on, there was standing room only inside.  Outside a band played to crowded tables as well.  We moved across the street to 98 South (used to be Razzleberries) and worked our way to the bar area at the back of the restaurant.  A two piece jazz group was playing standards while we were able to find a seat on a cozy couch.  Later a saxophonist joined the group (it was announced he used to play with the Commodores - pre-Lionel Richie) and added a rich voice to the g...

There is a new place in Chandler where people can go to cool off during the summer heat.  The Mesquite Groves Aquatic Center opened July 19th, and was at capacity within an hour and a half.  The facility is adjacent to Basha High School near Val Vista Drive and Riggs Road.  This is Chandler's sixth public aquatics facility.  You can see all of the Chandler aquatics facilities by clicking here.  The Mesquite Groves Aquatic Center features two slides, one is open and one is closed.  It also features a lazy river feeding into the play pool, a spray pad with water buckets for children, and an eight lane competition pool and two diving boards. Chandler has continued to see a downward trend in home prices since the latter half of 2006. 2007 finished the year off with a depreciation rate of about 12% and the first decline in homes in over 15 years.  June Residential HighlightsClosed sales are continuing to increase and June saw 358 homes sold vs. 340 in May, a 5% increase. It appears that we have possibly hit bottom as closed sales have continued to creep up and have increased every month since Sept. 2007 with the exception of January. Pending sales also showed a jump and are on track to continue to improve with approximately 399 homes currently pending and another 100 homes under contract.
