If you're a local Chandler homeowner, you've probably noticed the uptick in unfamiliar license plates in the neighborhood — California, Washington, Illinois, Colorado, even New York. As a Chandler homeowner, you might be asking yourself a critical question:"What is my home really worth?"And that’s where the biggest mistake happens. After 25 years in this business, I’ve seen it time and time again — homeowners overprice their homes, hoping to “leave room to negotiate” or “test the market.” It seems logical, right? But in Chandler’s fast-paced, competitive market, that strategy can cost you thousands — and weeks on the market. Here’s what happens:1. You Scare Away Your Best BuyersBuyers today are savvy. They’ve done their research, they know what homes are going for in your neighborhood, and when they see a home that’s $25K-$50K over what the comps suggest — they swipe left. You miss your window to impress serious, ready buyers in the first two weeks of listing.2. The H...

I love animals—always have. But as someone who’s been selling homes across the Phoenix metro area for over 25 years, I’ve seen how quickly a furry friend can scare off a potential buyer and make it that much harder to sell a beautiful home.Let me paint a picture: I walk into a showing and bam—the smell hits. A powerful combo of cat litter, wet dog, and desperation masked by chemical air fresheners. The buyer’s nose crinkles. My eyes start to water and the sniffing begins. The vibe shifts. We’re no longer talking layout or upgrades… we’re wondering what’s hiding in the carpet. If you’re planning to sell your home in Arizona, and you have pets, here’s what you need to know:✅ Odor Matters – That dog smell you’ve gone nose-blind to? Buyers haven’t. Same goes for litter boxes. Remove them bef...

Buying a home is a significant milestone, and for veterans, the process can be simplified through VA financing. This guide will walk you through the steps of buying a home using VA financing, highlighting how Tom Garvey (Lender) and Chris Dunham (The Real Estate Guy™), work together seamlessly, like peanut butter and jelly, to ensure you avoid the hefty costs that other lenders like USAA and Rocket Mortgage might charge.Step 1: Determine EligibilityThe first step in using VA financing is determining your eligibility. Veterans, active-duty service members, and certain members of the National Guard and Reserves are typically eligible. You will need a Certificate of Eligibility (COE) to prove your entitlement. How to Get Your COE: Apply online through the VA’s eBenefits portal. Request your...

Home inspections are a crucial part of the home buying process, designed to ensure that the property is in good condition and free from significant defects. However, this well-intentioned step can sometimes spiral out of control, leading to unreasonable repair requests that have little to do with the functionality or safety of the home. Take, for example, the case of a recent home sale that went off the rails due to a wildly excessive repair demand. After the inspection, the buyer's agent submitted a request for a staggering $37,000 in paint and stucco allowances. The kicker? The home was in excellent condition and didn’t need any such work. This request was not about fixing leaks, addressing electrical issues, or repairing a faulty roof—these were purely cosmetic changes that the buye...

Mark and Traci came to me already approved for a VA Mortgage. I've known Traci since 8th grade (83) so when I asked their lender to send me the good faith estimate, I was shocked. This lender, Veterans United, sole purpose is to save VETERANS Money. Instead, she was charging Mark just under $13,000 to bring to the closing table ($12,857 to be exact). He's a Military Veteran, using his VA which is 100% Financing, She had worked with him 2x already. So when I called her out on these fees, she asked me to send my hometown lender partners fees so she could "beat or meet". My response, "you should have put your best foot forward at the start instead of charging him crazy costs to paid your wallet". Needless to say, they went with my local lender, saved a ton of money (used those funds to redo...
